We are planning a double garage next to our house. It will be a boundary construction. The neighbor's garage has a gable roof. According to the development plan, we would also have to build a gable roof. The garage will be built directly next to the house and with the same roof orientation. We need the windows on this side of the house on the second floor. We have now only considered building the side of the roof facing the neighbor with a gable roof and the side facing the house as a roof terrace. Now I have read somewhere that this is not so simple either. Is that true? Do you have any ideas how else we could build it? Thank you for your help

A rooftop terrace on a privileged border garage is generally not permitted. Details are explained by the architect you trust.

Especially when the roof shape is already predetermined. What kind of light incidence do you expect when looking at a gable roof after 3m of roof terrace? I believe that is not a productive idea.

Hm we are slowly running out of sensible solutions ;( the problem is also that the construction company we are building with, since they offer an all inclusive package, does not invest a lot of time in architecture. We only have the appointment with the architects when staking out the plot, so far everything has been handled by the construction consultant.

Do you have an alternative idea?

Is a boundary garage with a flat roof easier to get approved as an exception to the development plan than one with a pitched roof and roof terrace?

Instead of placing hope in special permits, I would start adapting the floor plan to the property and the valid development plan.

I agree with Alex85 .. and possibly start to move away from the double garage, but possibly a single garage and then only a carport roof with brackets at the house and at the garage up to the house.
