You are right. But we only build once, and you want to build it the way you always intended, of course within the possibilities.
According to the development plan, we are only allowed to build 1 full floor. We would have liked to build two full floors. But it was clear that it wouldn't be that simple. However, we have now received approval for a second full floor with a knee wall of 1.50m. So, a completely different house than what we were originally allowed to build. We are very grateful for that.
As for the garage, we would simply first look at what is possible. We can still seek compromises later.
But the roof terrace is probably possible on our planned garages because the garage side facing the neighbor will have a gable roof and the terrace would be on our house and at least 3 meters away from the neighbor, right? Am I overlooking something there?
My emergency plan would be to avoid the boundary garage by keeping the 3m distance to the neighbor and then building a double garage with a flat roof. However, the cars would be parked one behind the other and not side by side. With the distance to the neighbor, we would then have a maximum width of 5 meters.
Of course, we still have to wait for the appointment with the architect, maybe we are overlooking something there as well.
