Funding Exclusion NRW.Bank Housing Promotion Previous Ownership

Hi everyone,

I’m afraid I just found the answer to the question of whether I can claim the funding from the NRW.Bank for a new build while already living in a self-occupied house today.

The basis for the funding is the "Förderrichtlinie Öffentliches Wohnen im Land." It states that you must not live in a self-occupied house.

It was also stated in the KFW 300, so it’s only logical that it is the same here.

Or can someone contradict me and say that I am allowed to claim the funding anyway?

Find only what you presumably saw the same way (in the download area "Wohnraumförderung - Förderrichtlinie Öffentliches Wohnen im Land Nordrhein-Westfalen 2024 - Runderlass vom 01.03.2024 - Fassung vom 02.04.2024")



So special reasons would have to be present for this to be permissible.

Yes, I had also read that. So unfortunately we are out. However, the KFW funding 297 and the funding from NRW.Bank "Nachhaltig Wohnen" remain. I do not find any restrictions there in this regard and we will at least get a small interest savings.

For those interested, I was able to speak again with the lady from the district regarding the homeownership subsidy at NRW.Bank. In particular, the following point was addressed in the "Wohnraumförderung - Förderrichtlinie Öffentliches Wohnen im Land Nordrhein-Westfalen 2024 - Runderlass vom 01.03.2024 - Fassung vom 02.04.2024": 1. already self-used residential property exists, unless its use is not or no longer appropriate or reasonable for personal or professional reasons. Exceptions can be, for example, if there are not enough children's rooms in the property or if you move to another district and can justify it with work, Another exception would be if a barrier-free conversion is not possible in the property if needed. However, this is usually possible.
