Follow-up financing experiences. What has this brought upon you?

Predestined for something like this are always bathrooms, excavated soil, and outdoor facilities.

These are at least (apart from the excavation) the things where sometimes more is wanted to be done or the prices are underestimated.

How many euros or % of the house price did you estimate as a pure buffer?

So for unforeseeable things?
( I do not mean the garden or the more expensive bathtub )

And did you manage with that?

I think you are addressing everyone here. In principle, we don’t have a buffer ourselves except that all offers for financing were rounded up. A buffer in that sense for us is €10k as a surcharge for electrical, tiles & bathroom as well as €15k if the photovoltaic system has to be dropped + €20k for paths, terrace, driveway & fence (but only later if the money is not enough). And we are currently saving diligently until construction starts at the end of June. So another approx. €15k.

Can you just tell a bank that you want a blank €40k buffer? I just solved it as described above.

O.k. I’m curious what people who have finished the construction say.

40 t buffer is not possible.

20 t is planned for the garden (simple design (no garage, no carport) and mostly friends who do this professionally will be used).
No more garden budget is possible.

The wife is still trying to negotiate something, but I think that has to be enough [emoji849]

But those are exactly the things that can get you. And I'm not speaking from one experience, but from many experiences.

Pure buffer: 0.0%

So calculate with 10%. That should cover most of the surprises. Also the usual small extras here and there.

I think a lot of it is also discipline. During the construction, you are presented with so many alternatives and options that you get dizzy. Even though everything had been calculated and requested beforehand. Fabulous sentences start with: x was offered, but y would look much better here. And suddenly an additional 1,000 for stones, rafters, toilets is gone. ...not as a total sum, but per trade! The highlight for us was the sanitary center. Top sales machinery without giving you prices after one day. They only come from the plumber a week later, after you have recovered from that day....
