Hello everyone,
the construction site remediation at a depth of 7m is now completed.
The city is covering the costs by commissioning all service providers for the measure.
Unfortunately, the entire area could not be remediated because a slope angle of 45° to the neighboring houses had to be maintained.
I am not yet satisfied because the following securities are still missing:
>>> Registrierung bei der Behörde Altlast/Bedenklichkeit ja/nein?<<< (if yes = withdrawal, result in about two weeks)
- if no, certificate of harmlessness for soil + human
- if no, regarding late effects, an unlimited guarantee from the municipality
- if no, depreciation of the non-remediated area (7m all around up to the boundary)
- if no, assumption of foundation costs (pile foundation) by the municipality
These are all unresolved points that we can think of!
Who of you can give us recommendations for further steps or give us a tip? We do have a lawyer but as we have unfortunately or maybe not (no idea) learned, he is friends with the mayor and works for the city in other matters!

Well, I really don't know much about benzenes.

But what if, during rain etc., pollutants from other properties (if they are also contaminated) are washed back onto your property? Because certain areas under the houses can’t be replaced, but the pollutants there will almost certainly redistribute evenly again (albeit slowly). What will happen in 15-30 years when you might want to sell the house including the property and the soil has absorbed pollutants again? Even if it should be pollutant-free after the remediation now, as I said, it could look different later on.

So I would rather look for another property instead of relying on luck. But that’s just my perspective on things.

Oh yeah: if you have concerns that the lawyer might be biased or not impartial, I would contact another lawyer in your place to see if that might represent a conflict of interest and if you should change the lawyer. After all, the lawyer should fully represent YOUR interests.
