Looking for floor plan proposals for a two-family house with a basement apartment. The ground floor and first floor should each have about 90 to 100 sqm of living space. The ground floor should have 3 rooms, a bathroom + guest WC. The first floor should have 4 rooms, a bathroom + guest WC, and a balcony. The roof might be expandable. The basement or basement apartment should have as much light as possible and include a nice apartment of 40-50 sqm, with the rest used as utility cellar or heating, etc. I am allowed to build up to 12x12 m (eaves height 7 m, so 2 full floors, roof up to 40 degrees), but I do not necessarily have to use this fully, as it will probably be too expensive. Thanks for your numerous proposals, I also look forward to messages where I might find ideas or suggestions on the internet. Then I still need a good builder in the [Köln] area.

Hello,


You will hardly get any information here because, firstly, no one will share their floor plans => copyright. Secondly, you have very specific ideas which should first be discussed in a detailed consultation. And lastly, information about the maximum possible floor area ratio is missing – it should certainly be ensured that you will receive permission for the number of rooms mentioned (roof expansion) and an idea of your budget. Building the house alone is not done yet; there are additional costs aside from the house construction.

So far, I would estimate that a solid "4" rather than a modest "3" will light up at the bottom right.

We planned something similar as a capital investment; the path to final planning took a lot of time and the number at the bottom right was not exactly low.

Hello Martina,

wouldn't the basement then also be a full floor?

The term for a full storey is:

According to the building regulations of NRW, a full storey is a storey that extends more than 1.60 m above the average ground level and is at least 2.30 m high, measured from the top edge of the floor to the top edge of the floor of the storey above or to the top edge of the roof covering of the storey above.

Not considered full storeys are:


    [*]Storeys used exclusively for housing building services and heating systems
    [*]Top storeys where the height of 2.30 m is present over less than three quarters of the storey below.


Excluded are:


    [*]Voids between the uppermost ceiling and the roof, whose clear height is less than required for habitable rooms according to the building regulations (2.20 m over at least half of the floor area, room parts with a clear height up to 1.50 m are not included)
    [*]Mezzanines up to a floor area of 20 m².


The dimensions vary slightly in the state-specific building codes; basically, however, the explanation remains the same.
