Floor plan with request for your opinions

Hello everyone!

Now I dare to share our draft. It is supposed to be a single-family house with a gable roof, which is relatively "classic" here in our area. The plot is available, about 920 sqm in size. There is no development plan; the construction is subject to § 34 of the Building Code. I am attaching a site plan (not of the best quality). A stream runs south of the plot; to the north, the access road; to the east, a field path.

Roughly, these are our ideas:

- the garage directly attached to the house with the possibility to use the space above the garage;

- a "fixed" staircase (i.e., no retractable staircase) up to the attic, to keep the option of using it (as a small room);

- we do not want the entire "open living" in kitchen/dining/living.

All our wishes are considered in the draft so far. I am aware that it is not a small and therefore not an inexpensive house and that it does not represent the "most efficient" floor plan. The furniture shown is only exemplary and does not represent a concrete plan. The "office" on the ground floor is intended as a private office. The dormer gable facing south does not bring a living advantage, but in my opinion is visually necessary, since four dormers would not look good (I had the corresponding view).

So, now I would simply ask for your opinions on the draft! Are there any major blunders or things that you would say "absolutely not" or that definitely need to be changed, or does the draft have to be completely off the table?

There is not much to criticize for me, even though it is not my style.
Nevertheless, a few suggestions:
Basically, the many windows bother me. I would take a proper size for one, e.g. 150 cm width or omit the double wings. But as it is, it's simply too much; this also eliminates possible placement options for furniture in some rooms.
Omit the wall stub in the south (living/dining).
Shorten the kitchen counter so that the long counter does not become a dead end.
Make the dressing room accessible from the front, i.e. place the passage to the front.

Hello,

I like it very much, too.

But I have two ideas:

- Leave out the wall between the bedroom and the dressing room. You can also achieve spatial separation with a floor-to-ceiling built-in wardrobe. This way, you gain the space that would otherwise be "wasted" by the partition wall and also save a bit of money.

- Can the fireplace be turned 90°? If it then stands with the long side against the wall in the living room and at the top on the other wall in the bathroom, in my opinion, it would look better in the living room.

Basically very good. What I don't like are the many narrow windows. To me, they look so carelessly painted on, without any apparent purpose. Maybe you should reconsider the furnishing and then the windows. I also don't quite like the narrow hallway to the utility room. However, I don't have a better idea.
