Hello everyone,
here is the floor plan again for feedback.
We basically like it very much, only the orientation towards the street is not optimal, but cannot be avoided due to our wishes because we want a lot of light in the living rooms and a passage from the utility room to the garage.
The ground floor is designed so that it can be used age-appropriately, meaning with a bedroom and bathroom (which should now be used as an office).
This naturally makes the upper floor very large. If we should have 2 children, we will need this space at first.
We are still not sure about the facade. We would like a ventilated facade, but cannot agree on any clinker brick that we like.
Our dream was always rubble stone with plaster, but that exceeds the budget.

We are grateful for constructive criticism and suggestions!!!

Bebauungsplan/Einschränkungen --- none, because following § 34 Baugesetzbuch
Size of the plot --- 1,000 m²
Number of floors --- 1.5
Roof type --- gable roof 47 degrees
Style --- country house with modern
Orientation --- garden southeast
with partial basement, 1.5 floors
Number of people, age --- 2 + 2 planned
Space requirements on ground floor, upper floor --- ground floor should be age-appropriate with bedroom and bathroom, upper floor with bedrooms for children, if no children then too large
Office: home office possibly planned for this, but also family use or a small private office upstairs if used professionally downstairs
Guests per year: 4-5
Closed architecture: --- we definitely want a kitchen separated from the living area with a corner bench
Conservative construction method
Open kitchen, kitchen island --- see above, closed, kitchen island possibly
Number of dining seats --- 6
Fireplace --- yes
Garage --- double garage

House design
Who designed it:
- Do-it-Yourself by you
What do you like in particular? Ground floor layout
What do you not like? Location of the garage / view from the street (north-west view) --- however, it is optimal in terms of sunlight because all living rooms face southwest
Price estimate according to architect/planner: 350,000 €
Personal price limit for the house, including equipment: 400,000 €
Preferred heating technology: simple

So - taste and floor plans, that's all individual. That's why I actually don't write much in that area.

Furthermore, I can personally put up with a lot and therefore don't complain (a path too long somewhere, a window too many/few, etc.).
Every building family decides that entirely on their own.

However: This here is a really great house. Respect. Wow.

I like it like this.

Best regards
Thorsten

Bedroom on the ground floor has no door -.-
For 220 sqm, I wouldn't skimp on the stairs - 19.7/24?!
Bathroom piping on the upper floor goes through the bedroom?
Walk-in closet on the upper floor wouldn't be for me
I don't understand the glass wall on the upper floor - that's in the bedroom, right? But there's a closet there
One of the children's rooms has ONLY skylights?! That would be a no-go for me.
Furnish the kitchen - that doesn't work with the windows like that.
In children's room 2, two windows are drawn - does one of them face the garage?
Office and bathroom on the upper floor have no windows at all?!

So if I don't completely misunderstand, I would send the planner into the desert... apart from being big, there's little.

I understand the images as a first sketch, an initial approach. I also saw that the door in the bedroom is missing and didn’t comment on it. Ultimately, nobody builds an unwalkable dungeon. Especially in the bedroom. :D

Kitchen planning according to a plan as it stands: honestly, difficult. But I like the layout of the kitchen. You can definitely make something out of it.

Best regards
Thorsten

Thanks in advance for your answers.

The note about the stair dimensions and the kitchen windows was very good!! The door in the bedroom on the ground floor is of course planned ;) Unfortunately, just like the door, I also forgot to draw in the roof windows in the bathroom and upstairs office -.- We have also already considered the children's room roof window; currently, two large ones are planned in that room. However, we are thinking about installing a dormer there. But that would make the whole thing even bigger... The views are two variants: once garage with flat roof, then 2 windows in the children's room, or with gable roof and only one window. So no view into the garage ;) With the pipes through the bedroom, that's correct, we would then use soundproof pipes.

My opinion: the spatial program works in the new building with 40 sqm less without noticeable loss of comfort or functionality. That is too problematic. If you don’t have very rigid constraints, I would scrap the thing once and start over (have it started) - not wanting to sound mean; ultimately, we have built what feels like the 50th design.
