Greetings dear forum,

We are fortunate to own a vacant inherited plot of approximately 1100 m². The plot has a south-facing access and is located on the outskirts of town – to the north, it borders directly on farmland. We plan to develop the plot in such a way that there is later also the possibility to build a second, smaller house.

Since we have three children (5, 6, and 9 years old), we are considering subdividing the house into two residential units to remain flexible in the long term. A double garage with direct access to the house would also be nice. We are also planning a basement under the house.

Plot:
Area:
approx. 1100 m²
Topography: Very flat, maximum approx. 70 cm difference in elevation
Location: On the outskirts, adjacent farmland to the north

Floors & Development:
2 full floors plus basement

Building envelope:
5 m distance from the street, otherwise 3 m except for the 9 m boundary construction for the garage.
Parking spaces:
4 in total, as the driveway in front of the double garage results in 2 additional parking spaces according to the regulations.
Roof type:
Cold roof, as a gable roof with 20 - 25° pitch.
Orientation:
In our current designs, we have placed the garage + house on the east side in order to get as much southwest garden as possible. Kitchen/dining/living currently have a SouthWestWest orientation.
Maximum heights/limits
2 full floors, no direct height restriction.

Requirements of the builders
Preferably modern, practical, open kitchen, kitchen island.
The office should also serve as a home office; both of us alternate working from home.
As mentioned, the children are 5/6 and 9 years old, we ourselves are 36 years old.
We are not early risers, which is why we prefer the west.

House design:
Who created the plan:
- From a draftsman, not an architect, based on our hand-painted draft.

Design decisions:

    [*]Kitchen, dining, and living areas face the garden while the WC and bathroom face north.
    [*]Direct access from the garage to the house is planned.
    [*]The staircase is located near the entrance – a spiral staircase was not desired (with the option to separate the upper floor).
    [*]The garage should be on the east side to harmonize with the street row.

Criticism of the current design:

    [*]The overall size of the house
    [*]Access via the garage leads to a very long hallway

Wardrobe and pantry are a planning mistake. I would start again, as the ground floor is completely fragmented by this long worm corridor.

I would also criticize that. Some plans can also be found in 109sqm houses, such as the staircase next to the dirty area, the bathtub under the window, as well as the rather small master area where you can hardly reach the wardrobe. But you already roughed it in? It’s no art to design a Sim house on open space without any particular planning. Ok, it’s far from that, too. But not far off. I see it similarly. First, a lot of wasted space but also bottlenecks. The wall between living and dining should go. The corridor is fragmented. Fireplace chimney in the pantry.. The children’s rooms are almost too big, you can’t even furnish them cozily. There is also no reason to scrimp so much on the meters in the yard area when the plot boasts a generous 1100sqm. What is the budget? At the moment there is a 7 in front of the amount.

I would paint the garage house door. The entrance is only a few steps further. With this door, you are messing up the ground floor. We have the garage door and a front door. There are even a few more steps between them. One door is unnecessary. The front door is only used by important guests. Everything else comes through the garage or terrace.

Simplify your ground floor cloakroom to the front door, why have a pantry if you have a basement?
Drinks get warm, potatoes and apples are too warm.

If you redesign the ground floor, you will have a few square meters less without loss of comfort.
