I forgot the basement. I was already so negatively surprised by the over 200sqm.

Well, maybe it should be mentioned again that the whole house is not a masterpiece and basically money is just wasted if a layman spends money on something that can be felt everywhere: the amateurishness, mind you, not the expense.
I’ve already wasted few words – that should say something.

Yeah, who’s surprised when I read this:

For an object of this size with hopefully the right budget, you don’t scribble yourself and then build it as well. Start over! Just write down the list of wishes in text form and then hire a real architect for a design. And yes, that costs something but without it, it will be even more expensive because it will be junk. You can see that.

The architect costs almost nothing: service phase 1 amounts to 2 percentage points of the fee according to the table and counts as one of the "necessary architect services" (as do large parts of service phase 4), which are not given for free by the general contractor, but merely not listed separately. Together with service phase 2 (for 7 percentage points) you have the complete "Module A" and thus a basis usable for building preliminary inquiries and the orientation inquiry for deciding the course. This basis (preliminary design) is already suitable for keeping the budget (regularly about 20% "smaller" than the amateur self-design, whose extra surfaces are pure empty calories without gain in residential value). Service phase 5 seems to be the most expensive, but in reality economically self-sustaining, as the mistakes made without it cost the same as the fee for avoiding them. With service phase 5 you therefore basically get fewer drywall blemishes at no extra cost.

That should not hurt you but rather inspire you, because this way you gradually come closer to your desired goal. Speed or even time pressure are bad conditions. We probably have 100 repeatedly differently adjusted draft drawings. The good thing about it is that some principles can be found in you (perhaps unnoticed) which will then be factored into the next attempt. The art is always to let go of the well-known or perceived as absolutely necessary and to put it to the test again.
