Hello,
we have a plot with a neighboring house, to which we would like to build on as a semi-detached house.
I am currently specifically working on the bathrooms and would appreciate feedback. The exact questions are explained further below. In the attached floor plans, the last change was incorporated as a red drawing, which is why there is a hole in the upper floor at the “old” bathtub location.
Development plan/restrictions
Plot size: approx. 450 sqm
Slope: no
Floor area ratio
Floor space index
Building envelope, building line and boundary
Edge development: carport/garage
Number of parking spaces
Number of floors 2.5
gable roof 45 degrees
Style direction
Orientation
Maximum heights/limits
Further requirements: extension to an existing semi-detached house; total plot width: 11m; therefore maximum house width 8m & house depth 10m
Requirements of the builders
Style, roof shape, building type: roof shape and size oriented to the neighbor
Basement, floors: no basement, 2 full floors, 1 attic floor
Number of persons, age: 4 (37,36,3,0 years)
Space needs on the ground floor: dining/living room/kitchen, utility, guest bathroom, cloakroom
Upper floor: 2x children’s rooms, office 1, bathroom plus laundry room
Attic floor: bedroom, bathroom, office 2/guest/living 2.
Office: family use or home office?: both, 2x home offices necessary
Overnight guests per year: various, 8-10
Open or closed architecture: partly partly
Conservative or modern construction method
Open kitchen, cooking island: preferably a semi-docked island, even if the kitchen is somewhat tight
Number of dining seats: 6-8
Fireplace no
Music/stereo wall
Balcony, roof terrace: terrace
Garage, carport: yes, also as basement replacement
Utility garden, greenhouse: no
Further wishes/special features/daily routine, also reasons why this or that should or should not be
House design
From whom is the plan:
-Planner from a construction company: yes
What do you particularly like? Why?
Implementation of the ground floor, equally sized children’s rooms, the attic is also okay. -> Comments are still welcome.
What do you not like? Why?
The bathrooms on the upper and attic floors are still homework for us.
Laundry is to be done on the upper floor, hence the wish for a sight-protected laundry area connected to the main bathroom. The washing machine/dryer should be elevated, so preferably not placed under the window.
There have already been several drafts with passages at the top/bottom of the plan. The current idea is to move the bathtub to the attic, using the space gain to widen the laundry room to 1.6m to allow for some storage space.
Attached is also a separate DIY sketch from me (without technical elements/piping etc).
In the attic, the bathtub is to be placed under the sloping ceiling. Is it usable in this room concept? Other ideas for the arrangement of the sanitary fixtures? Would you design the shower as drywall with a glass door or completely as a glass cabin (more light, but more cleaning effort)?
Another topic: what do you say about the kitchen and the possible orientation of the furniture/semi-island?
If you had to forgo, which details/extensions
-could you do without:
-could you not do without: bathtub preferably not completely omitted
Why is the design the way it is now?
Our wishes were implemented by the planner in several iterations.
What makes it particularly good or bad in your eyes:
For the relatively narrow plot and semi-detached house format, there are many fixed key points given, so there is little room for maneuver, but I always hope for creative solutions.
