Floor plan, please provide tips and suggestions, single-family house 160m²

: you are forgetting something very important: water connection, power connection with meter cabinet, telecom/cable connection. And just like that, you have a whole wall full. On the other side, washing machine, dryer, sink, possibly a second fridge/freezer. Rubber boots, kids' muddy and rain clothes.
Where does the (dirty) stroller go, the baby car seat? They no longer fit in the utility room.

Why do you want to put things that belong in the utility room in the office, where you would actually have enough space for a smaller office? Think about it. In the long run, you'll be happier if you swap the sides.

The other things mentioned here about the dressing room and the sofa orientation are purely a matter of taste. We now also have a "captured" dressing room, and I don’t find it disturbing at all. Same with the couch. I don’t even want to look outside when I’m sitting on the couch. I don’t like that.

Hmm... you're almost getting me with your utility room... We'll talk to our planner and maybe swap the utility room+toilet with the office... Let's see how that looks. Thanks for your tips Manu

"Our plan" is therefore the one from Hanse Haus - that is not understandable - the first uploaded one is from the developer, but with kitchen furniture drawn in by you...

I would urgently recommend changing the "developer" - the Hanse Haus plan is standard, but it will work. The first one has problems everywhere with the door positions. Also, a 14-step staircase is not exactly what you want. If the staircase has to be changed, it no longer works by simply moving walls.

Our plan is based on Hanse Haus. However, they build with 2 full stories. Therefore, we have redesigned the Hanse Haus template together with the builder from Schwabenhaus.
And why should I change the builder if some doors still don’t fit? As I said, it’s not final! We are in discussions with him and are moving this and that around. Nothing is fixed yet, and once we have finalized everything, the plan will go to the architect and then come back to us with suggested changes.
What is the problem with the stairs?

They are too short, making them too steep. Normal room heights are roughly planned with at least 370 cm length, 15 steps.



Because he has taken over your mistakes. A general contractor is supposed to spot errors and correct them, not just copy them. That’s what you pay for!
(If Schwabenhaus acts as the builder here, changing is difficult)

Then the staircase in the original floor plan from Hanse Haus would be too steep! It has 13 steps with a tread of about 30cm. We have 14 steps with a tread of 25cm.
