Given the flat plot, a basement would be a luxury. Planning a bedroom for old age now with u30 in the study is nonsense. Building again later is already happening now with those around 60 years old. The upper floor must be an attic here and will not work with a generous knee wall, but with the usage shown it also won’t work without it. Make use of the plot size and choose the building type "one and a half stories"; good knee walls are in the range of 120 +/- 20 cm.
Since the development plan does not specify anything regarding the height and roof design, the surroundings are decisive.

page-8. Also, the design by is probably well done in itself, but a two-story house and also on a sloping plot. The partly similar one by would at least stand on a comparably level plot, but both are designed for three children – did you think of a third child’s room because of the 80% home office?
We would like to arrange appointments with various general contractors in the next few weeks to get initial assessments/ offers, in order to then decide with which company we want to build. We have no building obligation, as it is a private building area, but would like to start building at the end of 2025 / beginning of 2026. I hope it is okay to ask for feedback and criticism here at an early stage. We thought the earlier we recognize thinking errors or incorporate new ideas, the better.
I see a good chance here for suitable catalog floor plans (and accordingly little reason for your own planning efforts). Going to GCs without a free building consultant (this could also be an architect) is not a good idea in my opinion. Where (district / postal code area) is the building site located?
