Since the development plan does not contain any regulations regarding the height and roof design, the surroundings are decisive. How have the neighbors built?

Given the flat plot, a basement would be a luxury. Planning a bedroom for old age now with u30 in the study is nonsense. Building again later is already happening now with those around 60 years old. The upper floor must be an attic here and will not work with a generous knee wall, but with the usage shown it also won’t work without it. Make use of the plot size and choose the building type "one and a half stories"; good knee walls are in the range of 120 +/- 20 cm.


Clearly no. If a development plan sets no restrictions, §34 does not apply instead, but the regulations remain free.

Also, the design by is probably well done in itself, but a two-story house and also on a sloping plot. The partly similar one by would at least stand on a comparably level plot, but both are designed for three children – did you think of a third child’s room because of the 80% home office?


I see a good chance here for suitable catalog floor plans (and accordingly little reason for your own planning efforts). Going to GCs without a free building consultant (this could also be an architect) is not a good idea in my opinion. Where (district / postal code area) is the building site located?

For example, we have a spacious carport and simply partitioned off the back end of it in a timber-frame construction and use it like a garden house; a sauna was once planned there but then something else nice was done instead. I want to say that you can implement all these things above ground much more comfortably and considerably cheaper. You don’t only need the basement but also the basement stairs take up space again or limit you in the floor plan design.

However, there are no height restrictions here at all - the development plan limits itself to allowing no second full floor and at most two residential units. Anyone who wanted could add to a max. floor area ratio 0.3000 large ground floor as the first maisonette apartment a floor area ratio 0.2000 large recessed upper floor and a second maisonette apartment with a floor area ratio 0.1333 large lower and floor area ratio 0.0888 large upper further recessed floors. Since such foolishness has probably been avoided in this municipality so far, they commendably do not exaggerate the regulation. However, this development plan is probably also among the top 500 with the smallest scope of application. Harshly put, the garbage truck turning area here is the most dominant property (besides the "private green space").
