Hello dear community!

I am new here, so please forgive me if I haven’t included all the information right away. I can gladly provide more if needed.

We are in the process of expanding the upper floor and also extending it a little. There would also be a separate entrance. In other words, parents live downstairs and we with our family upstairs.

I have somewhat followed the guideline. I hope the information is sufficient; otherwise, as mentioned, I can gladly provide more.

The basement already exists.

What is the most important/basic question about the floor plan summarized in 130 characters?

I am basically satisfied with the first plan. I would like to get a few tips from you. I have summarized some points that are important to me here.

    [*]I would like the kitchen and living room to be separated by a fireplace and not to enter the living room directly from the cloakroom. I would like the living room to be a retreat room and not a pass-through room. But I don’t know how much possibility there is here since the fireplace connection is already given. With the slanted wall, we could extend further out to gain more space.
    [*]Do you see a problem if you always have to walk through the living rooms to get to the children’s rooms? Teenage years?
    [*]The terrace in the plan is much too small. At least 30 sqm must be available. SE or SW?
    [*]The dressing room will be separated from the bedroom since we both work shifts and don’t want to disturb each other while dressing.

I am aware that the possibilities are relatively limited due to the existing structure. Nevertheless, I look forward to your suggestions and tips.

At first glance: I don't see a problem as long as you refrain from holding secret baking parties, since I see the kitchen as a central unit.
I would have a problem with the location, layout, and size of the quiet area: a small sofa directly in the hallway... is basically incomprehensible to me. The dining area also basically has no space. The kitchen is planned much too large. I also consider the island far too oversized for the area.

-> More space for chilling together (at least 4 seats),
Less kitchen. Give up the children's bathroom, thus gaining space where it is needed -> all-purpose room.
I would swap the kitchen and sofa corner and reduce one children's room in favor of the all-purpose room.

Yes, I completely agree with you. I would also make the children's room a little smaller. Maybe the room (living room/kitchen) can be extended a bit to gain a few more square meters.

I also think swapping the living room and kitchen is a good idea – I just had some concerns about the southeast orientation. But I think I am overthinking it.

Separate bathrooms for children and parents are very important to me.

I can only agree with YPG on all points. The apartment is too small for a children's bathroom.

I don’t understand anything (that I can imagine as feasible). The plan says: demolition of most of the existing wall layouts, as if the house is essentially being "blown up larger" and rebuilt; load-bearing walls are also being removed, and a new load-bearing wall is placed where there is currently no visible load-bearing wall beneath. A part of an existing wall line juts out diagonally. The staircase is being built in front of the previous floor plan; an office branches directly off the staircase, and one could only get from there to the WC in the apartment through the staircase corridor; the roof structure is almost completely reinvented as well. A fake? – can someone not wait for the beginning of April? ? ? ? ?
