Hello,
after our floor plan has finally matured and we no longer want to see the forest for the trees, we would now like to hear the opinion of others.
We actually like the floor plan, what do you think about it?

Plot size: 4.2 ares
Number of parking spaces: garage, 2 parking spaces
Roof style: flat roof
Style: modern
Guest bedrooms per year: none
Open design
Kitchen island: yes
Fireplace: yes
Children: 2 students only home on weekends

The planning comes from our architect.
We are a bit older... 45 and 47 years old and are grateful for any constructive criticism..

Doesn't look too bad at first glance... however, I can't see everything (dimensions, sizes, etc.)

I assume the whole thing has a basement? The utility room is somehow missing. Using the pantry in the back part could also be a bit difficult. Where will the vacuum cleaner and stuff be stored?
The bathroom upstairs only has windows with a sill height of 1.6? Or the other bathrooms 1.75 m. Can they be opened?
If you want to be overly critical, you could say that the sofa is a bit uncommunicative facing the wall ;-) There are no picturesque views all around?

You can feel free to take screenshots or cut out the relevant parts with the "Snipping Tool" (at least that's what it's called on Windows 8). Photographing the screen is not very effective.

and yes, it has a full basement, here in Bw
that is almost mandatory.

I find the master bedroom situation unfortunate. The bed is between the tall cabinets on the right and left.

I would probably reduce or eliminate the open space at the stairs, move the bedroom wall further to the left according to the plan, and then first place the cabinets and then a partition towards the bed. If the open space is completely gone, a narrow chamber for an extra vacuum cleaner, laundry collector, etc., would also fit there.

I also don’t like the large bathroom 100%. Only windows with a sill height of 160 cm feel a bit bunker-like to me. I would reconsider how to design that differently.

The same goes for the living area... sill height 175 cm.

I would extend the niche for the tall cabinets in the kitchen to about 245 cm, so for 4 x 60 cm. Then a dishwasher placed high, refrigerator, and for example 2 further tall cabinets with built-in appliances at ideal height, with storage underneath, would fit there as well. The pantry depth behind should be about 130 cm, that should be sufficient.

And I also don't like kitchens open to the living room, but that's a matter of opinion (or also a matter of smell :))...

Thanks already for the quick responses The bedroom situation is only temporary, as the daughter will finish her studies next year and will move out, then the children's room will become a dressing room. We have planned a breakthrough between the bathroom and children's room, which is already being prepared during construction. The parapet height of the light bands is specified from the raw floor; since the clear room height from the finished floor is 2.70 m, the light bands would be 90 cm wide, is that too little light? I will gladly adopt the idea of widening the kitchen niche. We like the open living-dining area and the odor nuisance does not bother us, as we have already been living like this in our current house for 10 years.
