Actually, at first we thought about putting the children's rooms on the west side, since the children will spend quite a lot of time there, the lighting conditions will probably be better, and then the thought of sleeplessness & the neighbor came up. You shouldn't just pick on an architect here because he knows better how to draw the stairs; he will save you a lot of money.
Of course, the architect is not only commissioned for the windows and stairs. We have already inquired with the city regarding the development plan and were also told about the insertion requirement. Since there are many different house types in the settlement area (gable roof, terraced house, settlement houses, modern houses aka cubus, a half-timbered house, 1-storey, 2-storey, bungalows), I do not assume that there will be serious problems with this. But of course, I will only know for sure when we submit something. You have a point there. Even with a floor area ratio of 0.2, the presented object (at least without garage) should be feasible, right?

The plot is family-owned. We are still looking for the plan. I will provide it later. Or rather, I will update the site plan image later so it is a bit clearer.
