What makes it particularly good or bad in your eyes? Rotation towards south to get more sun. Flexibility

Interesting project. What I still don't understand: Why do you start the house so far back when the front of the property would allow for a wider house? Is a 10m distance to the street mandatory?

The building line unfortunately only begins where the other houses also begin, therefore this is unfortunately not possible. The front corner is virtually on the building line.

why are the walls 42cm thick, with thinner walls you gain more space inside? I would go for 36 or 30cm, so minimize to what is necessary. Can't the house be crooked, meaning wider in the front than in the back?

But that would worsen the southern sun exposure, which you can quite clearly see on the site plan.

As long as there are no children yet, the children's rooms will surely be used as offices. How far should the attic conversion already proceed? By the way, those are 2 nice rooms.

Ground floor ... Unfortunately, the kitchen will not be very large, so you should definitely also use the space under the stairs as a pantry, because otherwise the utility room will become overloaded. Possibly also use the sloping space with pull-out drawers and then store something like a freezer cabinet in the highest area.

In the living area, I would probably also add another window on the right-hand wall in the living room section.

I would also deviate from the rectangular shape here. Maybe not diagonal right away – that is usually very expensive. But at the front, you can get about 7m width, which already makes a difference. Something like this:



12m garage-edge development would be quite extraordinary. Usually, a maximum of 9m is common. I would find two cars parked one behind the other extremely impractical anyway. The parking space at the front is good. Why not two side by side? Given the proximity to the neighbors, I consider the sun-corner to be unnecessary frills. Better plan for large-area wide windows + patio doors and bring indirect light into the house that way.
