Development plan/restrictions
Size of the property: 800 sqm
Slope: no
Site coverage ratio:
Floor space index:
Building window, building line and boundary:
The proposed architecture largely adheres to the development plan
Edge development: permitted according to the development plan
Number of parking spaces: 2
Number of floors: 2+1
Roof type: flat roof
Style: -
Orientation: building window
Maximum heights/limits:
Further specifications

Requirements of the builders
Style, roof type, building type:
modern, flat roof

Basement, floors
as shown in the plan
Partial basement, 1+2 storeys
Clear room height 2.80m on the ground floor, approx. 20 cm suspended ceiling (thus room height 2.60m in the living room)

Number of persons, age
4 persons: two adults, two small children

Office: family use or home office?
90% home office

Guest sleepers per year:
some, multifunction/guest room in the basement

Conservative or modern construction method:
?
Open kitchen, probably no cooking island but a counter as a room divider between kitchen and dining

Number of dining seats:
8 seats, expandable to 10 possible

Fireplace
no fireplace desired

Music/stereo wall:
Full multimedia system in the living room
at least 5.1 sound system
Projector and screen probably from suspended ceiling
therefore: no TV

Balcony, roof terrace:
neither. Solar panels to be installed on the roof, roof only to be accessed for window cleaning

Garage
The garage is intended less for parking the car and more as a bicycle workshop/wood workshop

House design
Who designed the plan:
Architect, but initially only sketches

What is particularly liked? Why?
The roof extension by cantilevers north in front of garage and entrance
and the larger cantilever south as shading for the terrace table.
Also: living room projecting due to the architecture with panoramic window facing large garden
Liked because:
Blends well into the overall picture, shading as a fixed element without movable parts (no awning, umbrella) we find good
What is disliked? Why?
Kitchen - not yet finally planned
Windows - no final concept yet (especially around the panoramic window in the living room)

Preferred heating technology: heat pump (air/water)

Why has the design become what it is now?
Many conversations with the architect,
Attempt to combine home cinema + living/playing in the living room despite open plan
South-facing terrace and sensible shading without need for awning etc.

What is the most important/basic question about the floor plan summarized in 130 characters?
We have no concrete problem -
any suggestions/ideas are welcome
The 3D renderings show some possibilities for window design.

The concrete design of the kitchen (two entrances or one) is not yet decided
Also the question whether the sofa should be in the north or south of the living room (and accordingly the screen in the north or south from the suspended ceiling)

What is that supposed to mean? Where are there deviations?

This will be a huge house with endless storage space in the basement. However, there is relatively little closet space in the parents' area.
The children's bathroom might also be a bit tight.

For such large rooms, I definitely find a kitchen island to be the better solution, as it allows two paths to all places in the kitchen.

I don't understand the orange-marked stub; why should there even be a cabinet behind the all-room access door? It would be better to extend the wall from the office, etc., thus providing an opportunity for 4 tall cabinets in the kitchen.

That is about 160 sqm living space without a basement. There have been much worse room layouts here before.

I'll start and ask about the budget.

Is this a house with a basement in the West?

Is there an aerial photo of the surroundings?

I think it's already pretty cool at first glance. Are you planning any extensions on the left side? Is there no window in the children's bathroom because of that? Is light from above through the roof possible?

I think so too. I miss a site plan with the surroundings.
