Floor plan of a bungalow approx. 150m² - What do you think about it?

Thank you very much for the quick responses!

I will try to respond to that, although you are partially addressing exactly the things I don’t like either (hall/stairs, bathroom space).

I have uploaded a floor plan as a jpg and a floor plan with areas (without dimensions) as currently planned. It can also be seen that there is only one door to the garage. (So no one lives there, luckily I outlived my mother-in-law.)

The living area is about 105m², that should be enough for us.
All "wall openings" to the terraces are doors, except for the office, where it is only a window. Unfortunately, this has not come across so far.

Whether a double garage or two single garages is also currently an issue. For driving in and out and getting out, a double garage makes the most sense, but if later maybe no car is left, one can rent out one of the two single garages. You are welcome to tell me more advantages of the double garage to make the decision easier. By the way, a door is to be installed in the back wall of the garage. Would it be enough with two single garages to plan the garage at the house one meter wider, that is 3.5 m?

Yes, the entrance area is very narrow. My wife actually doesn’t want the stairs upstairs but only a pull-out staircase. That way the entrance area would be wide enough. But again, that is the question we have to decide: stairs now or not; it should definitely be possible to install stairs later. Maybe it is enough just to "declutter" once, then we don’t need storage space, and when we are no longer here, we already know where it ends up (Ebay or container ;-))

Thank you very much for the note about the measurements in the program, I will take a closer look at that again.

We already considered swapping office and bedroom but then decided on the proposed layout because the route to the living room and bathroom would be shorter.

Do you perhaps have a solution for the awkward entry situation to the living room?
If the bathroom had to be wider, we would have to make another room narrower. How big should a utility room be?

You are a bit older than , but otherwise the situation is similar – right down to the staircase, just to avoid a ladder to the attic. Are you also building homeowners for the second time?

Being over 70 and having two cars brings me to the question of whether you are still working "despite retirement age"?

Regarding garages, I would differentiate whether one has two daily-use cars, or the second car is only there so that when one is out alone, the other does not feel tied to the house.

You only save width if you park cars head-to-head – otherwise, the potential savings of a double garage are practically limited to the thickness of the center wall.

Two single garages have the charm of both being able to "disappear" into the building line, but for that you then have one more building structure (and two sides where you have to arrange windows along with a garage).

A garage with a door has the advantage that the person with a handicap can fully open the door, reach all the way with the rollator without scratching the paint, and the other person can close the door and bring the rollator to the trunk.

The bathroom does not need to be larger in terms of square meters. Often, the shower is also used as a movement space.
Your shower is a niche - help is not or hardly possible.
You want to bathe, need help to get onto the lift - someone has to be very slim for that.

By the way, a bungalow is also an example of zero barriers.

Go through your apartment. Consider whether I would manage with a rollator. Going backwards onto the toilet is difficult. What if I need help? Where would I need help and what is already difficult for me now? Washing machine on a pedestal, seating option, kitchen work surface.

I find the entrance very cramped because of the stairs.
What do you want to store in the attic?
How long can and do you want to bring things up there?
Would a ceiling-high cabinet perhaps be enough?
Storage room behind the garage or garden shed - wouldn't that be more practical?

Important would be a site plan with a north arrow and a request to always align floor plans consistently.

I also recommend decluttering.

Yes, we are building for the second time. The first building was simply built too large 35 years ago. Who could have known that you get older ;-). The layout is similar, just a bit more spacious and 1.5 floors more. So the children have their own space. Unfortunately only for a short time, as they then flew the nest.

We don’t have two cars, only one! The first garage at the house is simply planned as storage for bicycles, garden furniture, etc.

The thing with facing backwards to the bathroom is very convincing, I hadn’t thought of that before.

I have now added a north arrow, it seems to have been overlooked that the garages are located in the north; people usually look at the plans. I’m sorry that the floor plan was rotated, that was not intended.
