Floor plan new construction - Please provide feedback

Hello,

we are currently in the preliminary planning of our new house.
Since this is not the 5th house but actually only the 2nd own house, I would like to hear your thoughts on this floor plan. I have attached the preliminary planning, which is supposed to be the basis for the architect.

In advance, there are certainly still some errors with the windows, the statics are okay since it is a prefab house.
The top priority was and is a good sense of space, the staircase is designed as a "living element" and is cantilevered.

Your comments will certainly help me to correct one or the other weakness.

We intentionally left out an entrance hall, the wardrobe is integrated into the wall of the utility room, shoes etc. can be stored in the utility room. In front of the entrance there is (not drawn) a 3 m wide canopy, as the double garage follows at the front.
We planned 180 sqm, would like more but then it fails because of the money.

Further remarks 2nd floor: Bathroom has no door to the bedroom, but there is a small separate toilet. Between the bedroom and shower, fixed, ceiling-high glass will be installed.

Roof shape flat roof, two-tone plaster.

So everything is quite modern

Personally, it's too open for me. Smells and noises from the ground floor all go up to the upper floor. On the ground floor, there are way too many terrace doors for my taste. Do you really want to leave your house to the outside everywhere? The bathroom upstairs is quite daring. What's the point of a glass panel between the bathroom and bedroom? Why an open bathroom? I don't see the added value. Negative aspect: I want 25 degrees in the bathroom for showering. In the bedroom, 16-18 degrees for sleeping. These temperature differences in open areas are too much for me. 180 sqm is more than enough for 4 people – your house is very spacious anyway :p

The kitchenette looks tiny! That would be too little space for cabinets and such for me. What is going to be in/on the counter area?

Prefabricated houses do not follow physical laws and don’t need load-bearing walls?

What kind of wise beam is that between the dining table and the rest?

I find the bathrooms ridiculous. They are tunnels with a toilet at the end.

For such a large house with such a big room, I still find it somehow cramped. Without a basement, the cramped utility room also becomes quite tight.

We ourselves have only 4 doors on the ground floor. Guest WC, utility room, storage room, and of course the front door. So very open. But your floor plan feels like a storage room to me.

No shape at all and just shoved the essentials into the corners. There’s zero creativity in it. I can only hope for you that your architect has more of it.

I partially agree with my predecessors. We also do open living, our staircase is also open and our cooking smells rise up through the open gallery. I don’t find that bad. What I do find bad, however, is when toilet smells travel to the stove and our guest has to step directly into the guest and living area after using the toilet :rolleyes: The floor plan just doesn’t work at all, because almost many doors collide with something. Also, the children’s rooms are not big enough to accommodate two doors. Dining room: Terrace doors, you can see at first glance that they cannot be opened. Walking around the table is only possible for Miss Twiggy. While cooking, looking at the busy main entrance and the wardrobe is impossible. Quickly putting down a jacket, where? On the kitchen counter? There is no space for a sideboard or a chair there. The kitchen is too small for 4 people. The utility room becomes too tight for the wardrobe... with this layout there is also no quick storage for 30cm long shoes... I unfortunately cannot see the measurements, but the corner between the windows in the living room seems too tight for the sofa. Don’t you have any shelves or lamps next to the sofa? In the middle (stairs) lots of space for nothing... just traffic area. Upper floor: In a hotel, I can well imagine a window separation between the shower and the bed :o, but please not at home. We get older, and who wants to be observed while showering and doing the associated care??? Also here in the bathroom, washing at the washbasin is not possible because of the door to the toilet. Many things are not thought through, little concept.. and then the statics, wood stud ceilings are also load-bearing! My terraced house only had 116sqm living space, but more spaciousness and room than this design. This one consists almost entirely of traffic areas - hardly any storage space, collisions and space where it is not needed. Go to an architect without this and tell him that you imagine open living. He will take care of that! There is - sorry for the words - no basis here to continue :(
