After reading along in the forum for a long time and gathering many ideas, our first preliminary draft is now finished. We are having the house built by a regional construction company. The design comes from the architect of the construction company.

Development plan/restrictions
Plot size: 950 sqm including access road
slight slope
Number of parking spaces: 2
Floors: ground floor, attic floor
Roof type: gable roof 27%
Style: villa style

Client requirements
Villa style
bright rooms
Basement: yes
Number of people: 4 (35 years, 29 years, 1.5 years + 1 more child)
Space requirements on ground floor, upper floor
Gas heating with solar (solar was recommended to us)
Decentralized ventilation system (allegedly required according to energy regulations?)
Ground floor:
Large living room with bay window
Closed kitchen with cooking island
Number of dining seats: 6 (in living/dining room)
Fireplace
Airlock with passage from the house to the garage
Pantry with access from the kitchen
Office: study and guest room if needed
Guest stays per year: 2-3 overnight stays from 1 person
Double garage with storage room
Upper floor:
Gallery
The two children's rooms should be about the same size
Large dressing room for all clothing (no wardrobes in the rooms)
Master bedroom with balcony (mountain view)
Master bathroom with corner bathtub (mountain view)
Laundry chute should be accessible from the master bathroom, children’s bathroom, and airlock

House design
Planning by: architect of the construction company
Price estimate according to architect/planner: 548,000 EUR
Personal price limit for the house, without fittings and landscaping: 400,000 EUR

The offer from our construction company is just under 150,000 EUR over our maximum budget.
We urgently need to save in order to realize the building project. The roof terrace was already not included in the offer. We appreciate any advice.

Why doesn't the architect make a plan that stays within the budget?!

If one had read the posts (especially those by Bauexperte) somewhat attentively, it would have been clear that with 200m², the budget would not be sufficient. I would say back to the beginning and make everything a bit smaller.

Uhm...well, that's the price for a villa....you wanted that, didn't you? But seriously: you can save 150K EUR mainly by downsizing! There are also small beautiful villas ;)

With your budget, you could afford a house of this size. However, without a basement and garage. :-)

But regarding the floor plan:
- a villa and then a small children's bathroom without natural light = no-go
- no passage from the kitchen to the living-dining room?
- huge hallway but hardly any space for furniture, wardrobe, etc.
- the master bathroom is totally impractical. To get to the hallway, you have to go through the bedroom and dressing room!?! That would really annoy me over time.
- I also don’t like the bedroom as a trapped room.

I think you can get a lot more out of the space than the current layout.
And as for the budget: build smaller, leave out the garage and/or basement, or increase the budget.
