Floor plan: Ideas for the upper floor

Hello everyone,

we don't like that one child has such a small room on the upper floor.

What is important to us:
- that the master bedroom is about this size
- small storage room for vacuum cleaner
- larger bathroom with large shower, bathtub, and double sink
- no dark corridor
- possibly later an independent living unit on the upper floor (rental, also additional granny flat in the basement)
- roughly equal size for the children's rooms

Do you have any other ideas? Picture is attached.

What do you not like? Upper floor, child's room 13.77 m² is too small - but we need a small storage room for vacuum cleaner

Personal price limit for the house, including equipment: €450,000
Preferred heating technology: -

If you have to give up, on which details/extensions
- can you give up: bathroom dimensions, U-stairs, indoor balcony (corridor on the upper floor should not be dark), separate toilet on the upper floor
- cannot give up: corridor width on the ground floor, kitchen size, living room size (possibly it can also be 20 - 40 cm narrower), cloakroom, laundry chute, chimney and fireplace, shower on every floor, master bedroom size

You have to carry the groceries all the way through every room on the ground floor to get to the pantry.

I don't really like the whole layout. Maybe swap the stairs with the bathroom, then you could arrange the rooms differently on the upper floor, even though you would have to give up the [Luftraum].

First of all, I noticed that you have a lot of narrow and long hallway sections. I’m just imagining how you bring a 3-meter carpet roll into the rooms there.

In my opinion, the staircase is very poorly placed. You access everything from the corner and therefore have long corridors.

I don't really see a division between the ground floor and the upper floor into 2 apartments. A separate apartment in the basement without windows is also not very appealing.

I can't really appreciate these little interior balconies. They might make sense in stately homes, but to have that effect the house or the distance of 1m from the wall is too small.

In the pantry, you take away storage space through the window.

Where is the terrace door supposed to be?

Some items do not fit in terms of size (e.g., 1m wide double sink, couch in the basement, etc.)

The fireplace also somehow requires a chimney flue, which is missing in the upper floor and will block the door in the basement.

... you are mistaken ;) .. .in the upper floor the chimney shaft is the laundry shaft ;)

And in the KG he normally does not need or is allowed to have a chimney draft for solid fuel stoves ;)
