Hello everyone,

since we have now been landowners for about two weeks and are now actively planning our desired floor plan, I will start now. I know, another floor plan, but you are great at bringing in ideas and creative suggestions and solutions.

The floor plan was created by my father, who is a draftsman. Now we want to move on to more detailed planning with individual companies.

Therefore, I would ask you to take a look at the floor plan and evaluate it. However, we have straightened the wall between the storage room and the bathroom on the upper floor and thus rearranged the bathroom layout a bit.

If the budget allows, we would also like to build with a basement, but no layout has been decided yet.

Some key data:

Plot size 695m2
The entrance is on the north side

Solid floor plan. I would make the door next to the sofa a fixed-glass element. With "only" 2 meters of sofa width, 4 becomes too tight. Therefore, this door will never be used anyway. Without a basement, it won't work. Then guest / work = utility room,...

Yes, a functional standard floor plan without surprises :-) However, I wouldn’t make the wall at the entrance to the stairs full height, but rather follow the slope of the stair run; otherwise, you’ll get a dark corner there.
I also wouldn’t put a corner window in the kitchen anymore. They are hard to open. A window between the sink and the refrigerator would be better.

What else I noticed: you have no natural light in the hallway upstairs. In your case, it makes sense to put a window where the stairs are, so you get a bit of light there.

Maybe consider whether you want the entrance to the dressing room from the hallway. That way, you don’t always have to walk through the bedroom, and you’ll get extra space in the bedroom for a dresser.

But you have to build this floor plan with a basement or give up the guest room, which will then turn into the utility room.

Is this going to be a city villa?

Overall, a nice floor plan that I like. Hehe, your house will be exactly as wide as ours (if it becomes a reality) down to the centimeter :-) And just as you planned your hallway with the stairs, that was exactly our first idea too. But then we moved the stairs more toward the center of the house.

All in all really good. Adjust the window sill height slightly to match and mirror the staircase has already been mentioned. In the guest WC, I would move the shower to the back. The WC and the sink are used more often – for daylight reasons. Also, open the door inward. Otherwise, I have nothing to add ;)
