Floor plan - House construction 2015 - Your opinions help a lot

Hello,

on a tip, I created a new thread for floor plan discussion (thanks Yvonne).

In the attachment, I now have two versions on the table that reflect our ideas (4-person family, a third child God willing) of the living concept, and the plot situation (new development area, 685m², not on the edge but centrally located).
An older version is already drawn in the site plan (now discarded).

I would be interested in your opinions, as I am very uncertain about the design of the rooms on the upper floor. I have also not yet fully thought through the basement and am dependent on help.

A north arrow on the floor plans would be extremely helpful.

Unfortunately not available, but ...

Entrance -> South-East
Kitchen/Dining -> South-West
Dining/Living -> North-West
Garage -> North-East

That’s enough, right? Otherwise, I can look through all my documents, no problem.

Then I would already check whether it is possible to place the children's rooms in the southeast/southwest corner. This should at least work without problems in Version 1 by swapping the two sides.

Then you should try to furnish the kitchen in both versions roughly as you imagine it. Especially regarding window positions / cooktop / tall cabinets for appliances, etc.

I do not see the added benefit of the "bay window" in the living area in Variant 2; the benefit is noticeable in the hallway area.

Maybe one could consider orienting the house towards the street and not towards the neighboring property (that is, rotate it about 40° counterclockwise). Then mirror the rooms on the upper floor. That way you have southwest children's room and living room and bathroom/bedroom and utility rooms facing north. You would also have a southwest garden.

Yes, I also wanted that in version 2. Now child 2 and parents would still have to be swapped. However, I suspect that the wall would have to be pushed up to the knee wall so that the parents' bed and parents' wardrobe fit. From my point of view, this could also "loosen" the bathroom a bit, although I consider 2.76 m in width very tight.


We have already done that. The kitchen shown corresponds to the plan of a professional kitchen planner. My wife likes the counter for the children, the cabinets boxed in and not completely open to the dining room. That’s why the access is at the beginning of the hallway and the width is extended to 3.51 m.


That’s true. I requested a kind of "optical offset" in the dining/living area from the architect so that the room doesn’t feel like a long tube. At the moment, I don’t know a better way at this spot and am very open to suggestions.


I don’t understand the 40° rotation or did you mean "rotate clockwise"? Because counterclockwise I would lose more garden and the area in front of the house would also become larger, right?
