Hello everyone,

we are currently planning our single-family house and would be very happy about any ideas or criticism.
We have not yet had an appointment with the architect but would like to prepare as best as possible for it.

Bebauungsplan/Einschränkungen
Size of the plot 810 sqm
Slope Maximum 4.2 m height difference on the longitudinal side of 34 m = 12.3% incline
Site occupancy index = 0.3 => not a problem, floor area ratio = 1.1 => not a problem
Building boundary => not a problem, building window => not prescribed, building line => not prescribed
Number of parking spaces 1.5 per dwelling, so here 3 parking spaces
Number of floors => 2 full floors and basement
Roof shape => gable roof
Orientation => southeast

Anforderungen der Bauherren
Parents + 2 children
Granny flat for living in old age, by children or hobby use
Office: home office
Occasional overnight guests
Open kitchen desired, kitchen island optional
Number of seats: 6
Tunnel fireplace: wood as additional/decorative heating
Balcony: no
Garage: 2 parking spaces
Large garden desired
Further wishes/special features/daily routine, also reasons why this or that should or should not be the case

Warum ist der Entwurf so geworden, wie er jetzt ist?
-Do-it-yourself design

Was ist eine grundlegende Frage zum Grundriss ?
Alternatives to the orientation/position (basement or ground floor) of the garage?
Is the position of the water/electricity supply a problem? (see picture ground floor plan)

Please provide the open questions, e.g. age and budget, and the site plan (NO 3D) of the property and surroundings.

I would abandon the idea of the [Einliegerwohnung]. I know many people who planned like this and the apartments are not used for this purpose. It restricts the floor plans and in the end, you have significantly more space than you later need and can manage.

… and then, of course, it is interesting whether you like the house. There are also the points: (unfortunately the quote function partly does not work... , is that intentional? For me, in every room, there are things that make me wonder what possessed the creator. In the granny flat: bedroom without a window -> no living space. WC has a strange bulge without any added value. Granny flat for self-occupation in old age, when one has lived in a house? Storage behind the garage without direct access to the house. A laundry chute should also be planned and not just written down. Structural elements that span all floors have a major influence on the floor plan. The ground floor is dominated by a pantry that protrudes into the building and does not want to subordinate itself. Kitchen is quite elongated and therefore unergonomic. Wardrobe cabinets, if furnished properly with a depth of 60cm, would obstruct the flow of the hallway and the main traffic route. Upstairs, the slanting wall in the bedroom catches the eye. Have the 90-degree corners suddenly run out? The toilet is probably supposed to be hidden behind a partition wall? Without considering what the partition wall is actually for? Here, the view of the entrant lands exactly on the toilet. The shower is only awkwardly accessible due to the intended furnishing...

Overall, I see a building that is rather tall than wide, which suggests a three-family house to a viewer. Whether one likes that is another matter. It does not appeal to me. Overall, I lack the professional component to make a property out of a slope with a house that should stand out from houses on flat plots. Here, effort is even made to ignore load-bearing walls and not build them up in the basement or ground floor.

There are no garden connections at all; rather, only the garage roof is used, as if the plot is not meant to serve as a garden or was forgotten. The attached storage room in the basement is for what? The parking space for the granny flat is supposed to go in front of it, right? And maybe also think about the fact that a resident/tenant of a granny flat also has a private life. Probably, one would not like to experience the visitors or the tenant’s barbecue on the roof terrace.

Noticeable are the narrow windows everywhere; the balcony door (roof terrace) is hardly passable. 150? everywhere and then divided...

I would strongly advise against taking the thinking away from a professional.

I will not go into details at all; to me, the whole thing already seems to have started wrong: set off in fourth gear (i.e. starting right away with layout markings instead of working conceptually first), and then a slab-on-grade house propped up on a hillside cellar. The completed questionnaire is obviously missing here not only for us but also for you yourselves.
