Thank you for the good and insightful answers.

So if I plan 2 full floors, would I theoretically have the possibility to convert the attic into a master bedroom? So purely in terms of size? That might then possibly be an alternative to properly dimension the children's rooms.

I am already afraid that it will come down to a basement, because we really don't know where else we should store all our "stuff."

One thing is already clear to me now. Planning a house is not the easiest task. Especially with all the requirements that are imposed on you.

I would use the basement less for storage. But your office/guest room, playroom or later TV and PC room for teenagers, hobby and technology. Utility room for laundry near the children's rooms, storage near the kitchen and upstairs under the roof a lounge just for the parents. If you think about the possibilities of all floors, how your room program could work, with the space requirements on each floor being relatively equal, you can go into detail. Regards, Yvonne

How old are the children? Perhaps the entire upper floor could be left to the kids, with their own bathroom, and the parents share the lower level with the living room/kitchen/dining area. The staircase could separate the areas.

Four rooms, bathroom(s) on the upper floor is already quite ambitious given the available space.

However, on a maximum of 70 sqm, the standard floor plus the parents' wing will be more than ambitious... it won’t work.

7*12 is 84 sqm for me. If you plan 40-50 sqm for living room/kitchen/dining area, then there would still be around 25 sqm left for mom and dad. In the maxi version, almost 10 sqm would remain for hallway, guest WC, wardrobe. Not everyone has to plan such a monstrous bathroom as we do :P
