Since 3 bathrooms in 100m2 are rather difficult, maybe the idea of a shared flat room on the ground floor with a shower bathroom and a shared flat room on the upper floor with a bathroom. This would also create additional privacy.

Ground floor:
- Kitchen / dining room
- Utility room
- Private room 1 + bathroom

Upper floor:
- Private room 2 + bathroom
- TV room
- Guest/office

Possibly the guest and TV room could still be combined.

I’ll throw in the Gussek Haus myline 110 - I also find it quite successful, as long as the house doesn’t have to be boxy.

Maybe you’re thinking of outsourcing this and others to a nice garden house. That is affordable to implement and wouldn’t take up space in the house for you.

I would also make use of the allowed 2 full floors. Without sloping ceilings, you have significantly more flexibility in the upstairs planning.

I spend most of the time in the bathroom but not at the sink. 30 sec hand washing and 3 min tooth brushing. Everything else you do there can take up to 15 minutes... In this respect, a shower and toilet in the shared apartment room would almost make more sense. But I wouldn't want a shower in my bedroom...

You are obviously a man – women like to spend well over 20 minutes at the sink sometimes, because that’s usually where the mirror is unless there is a dressing table... I’m not sure, but I think I heard that the OP is female. Otherwise, I find sinks in bedrooms really terrible and reminiscent of school trips.
