Hello everyone,
it would be great if you could take a look at the floor plan and share your opinion.
Criticism is also welcome.
We want to build a new house with 160 sqm of usable space and an attic as a cellar replacement. However, this house should later have the option to be rented out (i.e., 2 separate apartments).
Currently, we need the space for the 2 children.
Thank you in advance for your comments.
Development plan/restrictions
Plot size: 580 sqm No. 13
Slope: no
Floor area ratio 0.4
Floor space index 0.6
Building window as soon as development is complete, building line and boundary
Number of parking spaces -> normal parking space regulation
Number of floors: 2 full floors
Roof shape: no restriction
Style
Orientation: south (10% deviation)
Maximum heights/limits: ridge height, here max. 10 meters above street level
Roof pitch min. 8%
Requirements of the builders
Style: modern, roof shape: butterfly roof, building type: two-family house
without cellar, 2.5 floors
Owner occupancy 4 persons, ages 31, 30, 10, 8
Rental house 4-6 persons,
Space requirement per full floor 80 sqm usable space, attic storage (cellar replacement)
Office: child's bedroom or home office?
open architecture
modern construction method
open kitchen, cooking island
Number of dining seats 6-8
no chimney
Balcony in attic, roof terrace on the garage
Double garage, parking spaces
Utility garden
House design
Who designed it: self-designed
What do you particularly like? Why?: Open, usable for the current purpose and later option for rental, modern construction, optimal use with as little wasted space as possible
What do you not like? Why? The corridor is partly somewhat narrow or angled
Price estimate according to architect/planner: 450K
Personal price limit for the house, incl. equipment: 500K
Preferred heating technology: air heat pump with photovoltaic
Why did the design become what it is now? The building must be usable both for owner occupancy and for later rental
What do you think is particularly good or bad? We are currently only looking at owner occupancy and the option for later rental -> realistic and sensible?
