It is even better to go to the architect without a concrete floor plan template. I would even develop the building composition with the architect first.

As I said before: whether this also applies to ELWs, I don't know. What irritates me about your example is the front door and the utility room window – from a fire protection perspective, with my layman knowledge, this should not be allowed. By that, I actually only meant the merging on one side. However, I tried that once. And there is a problem with the parking spaces. Here again, the state building code or the development plan would be necessary regarding the number and location of parking spaces. Therefore, here are some possibilities: one could work with a privacy fence. For the flat-roofed granny flat, skylights are also an option to capture a deficit of sunlight. With 5 meters distance from the front property line, it already becomes somewhat problematic. One could also outsource a technical room and use it as a buffer.

Here is another approach with the possible placements/carports (I don't see a garage, as it is too closed off and results in narrow driveways). In terms of floor area, you have to experiment: you could probably coax out about 80 sqm. For the main house, you could also plan an overhang.

Unfortunately, I am currently still missing the development plan. Basically, no parking space is required for the granny flat. Our consideration is as follows: 1 garage parking space + 2 outdoor parking spaces.



I already had that idea too. But that would result in the granny flat having a garden on 3 sides. The future residents would, however, like to downsize in terms of the garden and the associated maintenance.

How do you come to a 5 m distance in front? Are you talking about a possible area in front of a garage?

Yes, I had that impression in the meantime as well, that the sum of single-family house + granny flat + garage looks very built-up. Nevertheless, I would rather not eliminate the garage; I also certainly see it with an access to the house on the wish list.

Still, many thanks for the drafts. I think the idea of using the utility room as a connecting element is good. Maybe some storage options for garden tools etc. can also be created there.
