Dear community!

We would like to start building the house next year and have a floor plan that we actually like quite a bit ourselves. However, we want to gather as much feedback as possible to also incorporate other ideas or opinions regarding our project and possibly get even more out of it.

Thema Bebauung(splan):

Größe des Grundstücks
- 1,500 m^2
Hang - north(east) slope, street above in the south
Bauklasse - building class 2, therefore max. height 8 meters



Thema Wünsche Bauherren:

Stilrichtung, Dachform, Gebäudetyp
- shed roof (not mandatory)
Keller, Geschosse - basement due to slope cost-benefit technically reasonable anyway, but also desired
Anzahl der Personen, Alter - 2 persons (~30) and 1 child (~1)
Raumbedarf im EG, OG
Büro:
possibly self-employment of the partner
Balkon, Dachterrasse - because of costs and also due to the fact that it would probably not be used that often, not desired
Garage, Carport - because of costs a carport

Von wem stammt die Planung: planner of a construction company

Persönliches Preislimit fürs Haus, inkl Ausstattung:
We will provisionally furnish our house (except kitchen, bathroom) at the beginning with old furniture we already own and then gradually furnish it, but I would say including basement ~ 400,000 - 450,000 €

favorisierte Heiztechnik: air-to-water heat pump

Wunsch Aufteilung Geschosse:

Basement floor - possibly later sauna, party room or also cool lounge in summer, storage room - ground level accessible to the garden in the north/northeast

Ground floor - kitchen/dining area, living room (separable from dining area by sliding door), office (sometimes larger groups of children 3-5 present), WC (with shower provision), wardrobe, stairway to upper/lower floor not in living area, storage room

Upper floor - parents' bedroom, 2x children's bedroom, bathroom, WC

In the ground floor plan I have marked the cardinal directions, as this is quite important for the evaluation of the floor plan on this rather difficult plot. We are very grateful for any feedback. If I have forgotten to post anything important, I ask for your understanding.

A few dimensions would be important, also the distances to the property boundaries. And elevations wouldn’t be bad either.

What does
Bauklasse - Bauklasse 2, therefore max. height 8 meters
refer to?

Site plan image ... where did you get this from? Is it allowed to be used? Otherwise, best contact one of the moderators for removal.

What I notice:

    [*]Staircase looks relatively narrow
    [*]Kitchen ... try to furnish it, e.g. tall cabinets for oven and refrigerator. Question there: does it have to be a pantry? You have a basement.

    [*]Why storage room on the ground floor?
    [*]Carport directly in front of the front door looks quite cramped. Why not place the carport further toward the street? Then you wouldn’t need such a long driveway (paving, snow shoveling, etc.).
    [*]Tool room behind the carport should maybe be more sensibly usable from the garden side. But there would probably be a slope first – right? What kind of equipment did you have in mind? What about bicycles?

    [*]Upper floor – I don’t find the bedroom really well designed yet, kids’ rooms are okay.

I wonder whether the space could be adjusted a bit more, upper floor a bit larger, ground floor a bit smaller. Then, for example, a small storage room could still fit on the upper floor, at least for vacuum cleaner and cleaning supplies, possibly even for washing machine and dryer.

All 80s (78s?) doors.
Dimensions missing
26 cm tread is borderline for a half-turned staircase.
Possibly dark hallway on the ground floor

how do the double bed and the wardrobes get up to the sleeping floor? = the stairs look too narrow, too tight & too steep. The clear width should not be less than 100cm - for straight stairs, for spiral ones preferably more - then it is easier to get around the corner with furniture, laundry baskets, etc.
With the pantry, the kitchen is hardly furnishable - it has to go and it really isn’t needed, then furnishing will work.
80cm doors? for the living area they should be at least 90cm - front door also preferably 100cm

The aerial image came from the "Nö Atlas" - it is freely accessible to everyone, so I do not assume that this should be a legal problem.

Thanks in advance for the many feedbacks - the more responses, the more one can reflect and possibly avoid later problems. Thanks!
