House design
By whom is the planning done:
- Planner of a construction company
What do you like particularly? Why? Parents’ area on the upper floor (master bedroom), pantry, guest WC with shower
What do you not like? Why? no direct connection of a double garage possible? Only detached?
Price estimate according to architect/planner: approx. €500,000
Personal price limit for the house, including equipment: €500,000
Preferred heating technology: geothermal

If you have to give up, which details/extensions
- you can give up: directly connected double garage
- you cannot give up: 3 children’s rooms upstairs, 2 bathrooms upstairs, guest room, guest WC with shower

Why is the design as it is now? e.g.
Standard design from planner? slightly modified standard design
What makes it particularly good or bad in your opinion? room layout upstairs, staircase not directly in the entrance area

What is the most important/fundamental question about the floor plan summarized in 130 characters?
The plan is a first draft. The door of the master bathroom upstairs is not sensible in the corridor, but desired accessible from the dressing room. Originally desired was a directly connected double garage at the utility room, so that one can go directly from the garage into the house. The front door side should be oriented north (on the site plan at the top). The double garage should originally have at least 70 sqm (hobby cars).

From where is the property accessed and approached? SW or East?

Unfortunately, few to no measurements are visible, nor how the house and ultimately the garage are positioned on the property. Is the site plan oriented to the north?

I find the floor plan okay. I would give the guest WC downstairs a bit more depth and make the technical room slightly narrower. I would also take another close look at the bathroom fittings, and you should already start coming up with a plan for the kitchen. The key question is how the house is positioned on the plot, where the driveway is, and where the parking spaces are. Access (front door/driveway) in the east would be wonderful. Otherwise, it will get interesting.

I wrote here, but it was deleted. Probably because of my fillers ;) So Basically, measurements are still missing.
