House Design
Origin of the design:

-Do-it-Yourself
What do you particularly like? Why? Living and dining room, bright and open
What do you not like? Why? Stairs exit/entry / placement
Price estimate according to architect/planner:
Personal price limit for the house, incl. equipment:
Preferred heating technology: geothermal energy with deep drilling

If you have to do without, which details/expansions
-you can do without:
-you cannot do without:

Why is the design as it is now? E.g. the idea of the room sizes was implemented. All rooms and sizes were considered.

Bad: exit/entry / placement of the stairs / stair shape

What is the most important/fundamental question about the floor plan summarized in 130 characters?

The placement of the stairs with the exit and entry combined with the guest WC does not convince us. We are flexible regarding the chosen form. Basically, we want to "waste" as little living space as possible for corridors/stairs etc.

Does anyone have advice on how we can solve our problem?

Further advice and comments are of course also welcome!!
Thank you very much!

A site plan is missing, preferably oriented to the north and with elevation details, as the height difference cannot be seen from the photo. North arrow in the floor plans as well as dimensioning of the rooms.

Regarding the stairs... that just won’t work. In usual stair shapes with dimensions are given at the end of the first post.

Also, a wardrobe that is only about 100 cm wide and accessed from this side is almost unusable.

Why has the passage area of the dressing room towards the bathroom or bedroom in the private section shifted downwards on the plan? This means you always have to pass all the wardrobes first.

I currently only have a site plan from the neighbor (see attachment). My official site plan will be created at the end of January. North arrow in the floor plans as well as room dimensions have been added.

I am aware that the staircase as it is now does not work at all or is too short.
I had already seen the thread with the staircase shapes including measurements.

At the moment, I just can't decide which staircase shape or orientation to take. That is exactly why I am here.

The wardrobe can also be removed and replaced with a staircase well, but then a wall is missing again and the descent/ascent collides (concrete staircase).

We will reconsider the comment about the passage areas, the placement was chosen only for space reasons. The objection is justified and very good! Thank you!

Best regards

The neighboring buildings consist of bungalows, single-family houses, semi-detached houses, multi-family houses, gable roofs, hip roofs, half-hip roofs, brick, plaster, wood. Everything is allowed except flat roofs.

There are certainly more similarities between the existing buildings: roof pitch, roofing materials / colors, eave heights, knee wall heights, ...
