Hello,

I came across this interesting forum yesterday and would like to take the opportunity to present my first preliminary floor plan here in the hope of receiving valuable tips, as one often thinks too much in a certain direction oneself and therefore ideas and inspiration (fresh eyes) from outside are always very valuable.

The general idea is to have the house completely (without own contribution) turnkey built by a prefabricated house company. An architect has not been commissioned so far as I initially wanted to try to put my own wishes and ideas on paper. I believe that with this DIY preliminary planning one may then have a better basis to go directly to an architect or even directly to various prefabricated house providers in order to obtain a actually feasible implementation with corresponding cost estimates.

Development plan/restrictions

Currently, paragraph 34 applies. However, a design statute is expected next year. The house was initially conceptualized within its preliminary guidelines.

The size of the plot is approx. 650 m**2. It is a flat plot on a street with through traffic. Floor area ratio 1.5. A double garage is to be attached on the right side to an existing property with 2 full floors plus a developed attic, and next to the double garage the new house is to be built.

The existing property is oriented to the street with its eaves side. The new house is to be positioned with its gable side to the street.

The neighboring house on the other side (directly on the street) is also oriented with its gable side to the street. Number of parking spaces = 2 (in front of the DG) + double garage (6x9 m). Number of floors 1.5. Roof form gable roof 25 to max 35 degrees. Style: conventional. Orientation northeast to southwest. Maximum heights/limits

A maximum height of approx. 8.5 m is planned.

The house should/must stand 3 m away from the frontal plot boundary. The double garage should/may then stand 5 m away from the frontal plot boundary (unfortunately, more was not permitted to us as part of a building inquiry, which is why from my point of view only a frontal house entrance currently comes into question).

A direct access from the double garage into the house is desired.

A corresponding building inquiry with a positive decision is available.

Requirements of the builders We want a modern house with gable roof. A cellar (possibly also a partial cellar) is desired or unfortunately required due to space reasons (not a living cellar; the cellar should only be designed as storage space or hobby/craft cellar). For the knee wall of the 1.5 storey building we imagine 1.60 to 1.80 m. Number of persons: 2 persons, 60 years old.

The house should be designed with as little barriers as possible within the possibilities and allow living only on the ground floor in old age if necessary. The total space requirement on the ground floor and upper floor should be around 180 m**2. The study will only be used privately. Overnight guests per year: 5. The living/dining area should be spacious and as open as possible.

A storage room between the double garage and the house (through which access to the house from the garage is simultaneously enabled) is required. The kitchen should be open with a cooking island or peninsula. A central fireplace in the living/dining area is planned/wished for. A balcony with accesses from the gallery and the study is also desired. Alternatively, possibly also a loggia (one-sided or across the house width).

It is important for us to have an open gallery above the dining area where one can also stay and on which, among other things, fitness equipment should be placed.

The double garage 6x9 m is fixed as several vehicles have to/can be accommodated.

House design A first preliminary planning with the help of a 3D program is available. What I like about the first design are the open sight lines, the gallery, and the large living/dining area oriented towards the garden (southwest).

I had particular problems with the design of the stairs. Initially, I wanted to plan a straight staircase with access from the living/dining area but I abandoned this again for various reasons (also because a cellar stair is still required "underneath," which does not make a straight staircase visually so appealing).

After the first planning of the bathroom access from the sleeping area (which can also be accessed from the dressing room), I then decided to have access from the corridor in order to be able to plan a wider shower, a large double washbasin in front of the window, and a WC with at least 90 cm distance to the side.

What I also don’t like yet is the gable-side area between the air space and the study with the 90-degree angle. The (probably too) narrow utility room is to accommodate the washing machine and dryer.

Why did the design turn out as it is now? For example: There is only a plot width of approx. 18 m available, which limits the house width to max 9 m with a set garage width of 6 m.

A plan of the property is helpful, preferably from the cadastre. At least one length should be measured and the north arrow drawn in.

Here is the cadastral excerpt. It concerns parcel 379, which is to be built on after prior subdivision along the existing property. North is at the top, the width of the plot to be separated along the street side is 18m.

The house with a gable roof facing the street on the eaves side (darkly shaded in the plan) approximately 10m, the single-story flat-roofed building behind it about 3m plus a raised northwest-oriented wall of approximately 2m.

That looks tight, a merger with 313 might be advisable to avoid having too little building setback.

Insertion into §34 village center is not trivial there.
