Entrance area (you enter the living room at the north wall, i.e. with groceries it is still a long way to the kitchen/pantry).
Price estimate according to architect/planner:
Pure house without ancillary building costs 400,000 EUR for 173 sqm living space + 93 sqm basement (completely with underfloor heating!).
Personal price limit for the house, incl. equipment: fits
Favoured heating technology: air heat pump with ventilation system

If you have to dispense with, which details/extensions
- can you dispense with: few
- cannot do without: many, e.g. fireplace, office, large living-dining area

Why is the design the way it is now? For example
We are already at the 4th version from the architect, and still not 100% satisfied.
Corresponding/which wishes have been implemented by the architect? Yes, we are still waiting for the entrance on the north side to be moved a few meters further west, i.e. stairs rather to the east (below) directly at the wall.

What is the most important/basic question about the floor plan summarized in 130 characters?
Possibly to get ideas on how to further optimize it. Whether the staircase can possibly be relocated somewhere else.

Currently: kitchen/living-dining area should remain as is, since it is on the south side (living/dining) and west side (kitchen) with a view to the garden.

The upper floor can be completely overhauled. It is important that the children's rooms remain at least 14 sqm. The size of the parents' bedroom can also be smaller.

Hello, I also notice the issue you described. The path from the hallway to the kitchen would be too long for me. I would position the house entrance so that you can get from the hallway to the living room and the kitchen. I also imagine the staircase area to be very dark. I think the first floor is well designed so far. (Ein Ankleideraum im Schlafzimmer ist nicht erwünscht?)

The entrance/staircase/hallway area belongs mirrored. Who wanted to be creative there anyway? Your problem with kitchen access will have to be looked at. Upstairs it relaxes as well and the hallway there should eliminate the bottleneck. Did you cheat a bit with the square meters in the bedroom? How is the knee wall?

So the bedroom is definitely smaller, he wrote 18.69 sqm there, but the slope has not been deducted yet, he was probably lazy ))

yes, probably the stairs should be rotated, directly against the wall.
then in the east (below! seen from the right) you would have hallway/foyer/stairs
because a few meters above would be the hallway passage to the living room. It can’t go more towards the middle again, because the fireplace is there. and we should stay between guest WC/pantry.

No, it would make more sense to have the shower toilet next to the stairs, and on the kitchen side the wardrobe or storage

Edit: I just now realize that the extension is not a garage

Paint gravel... I just like it spacious in the entrance area.

Whether that is practical for work/guests is of course another question.
