Dear forum,

we have a plot of land and the topic of building a house is getting closer.
So far I have been a silent reader in the forum and have already taken some tips, now I need your support.

Based on our ideas, we have received two different floor plans for the ground floor from 2 builders, neither of which fully satisfy us. We do not know if and how it could possibly be optimized better for our needs.

The following rooms are desired on the ground floor:
- Study approx. 12sqm
- Spacious living/dining area
- Kitchen (sliding door preferred, possibly also open if that makes more sense)
- WC with shower (as space-saving as possible)
- Hallway (as space-saving as possible)

External walls of the building are planned to be approx. 9-9.5m x 11-11.5m, below is southwest with a large window front facing the garden.

We already like the first plan quite a bit in terms of room layout, only the kitchen as a narrow corridor does not please us.
But we wouldn’t know how we could arrange it differently.

The second plan (slightly smaller footprint) is less to our liking in terms of layout; we definitely do not want the study on the ground floor facing southwest (the living/dining area should be there). For that, the kitchen is wider and we like the half-spiral staircase.

Do you see a chance to get a somewhat wider kitchen than in the first plan with the given floor area (possibly by shifting the bathroom / reducing the hallway area)? Do you have any other tips / hints for optimizing the floor plan?

Thanks for your assessments and advice.

Simply put; plan bigger. Constructively meant: facts and information about the house construction are missing.

You have a lot of space between the dining room and the dining table. That is the area you are lacking for the kitchen. With this layout: make the house wider. As long as you prefer to place shower, stairs, study, and kitchen in the "north" to keep the "south for living," that doesn't work with the given exterior dimensions. The kitchen must be in the "south" if you want more space there.

The fundamental problem here, as almost always, is trying to squeeze the office into the ground floor while at the same time wanting a large living area, a big kitchen, and preferably also a shower toilet.

What speaks against an office on the upper floor? It doesn't have to be 12 or 14 m², 8-10 is completely sufficient.

It is complete nonsense to discuss or even optimize a [EG] without the [OG].

Quiet but inattentive reader. You have overlooked the constant advice that the best support accelerator is to start with the completed questionnaire and meaningful information about the property (site plan, usage template). You have not yet learned about the house-building roadmap that you do not start by contacting companies, that the upper floor has priority, etc. From above, we don’t even know whether it is an attic or an upper floor. The last straw would be if the study is also supposed to be an old person’s bedroom.
