So the semi-detached house is supposed to have four apartments, on the ground floor one for two people and one for one person, the upper floor the same (but with access via external stairs and as maisonettes with a spiral staircase to the attic), if I understand that correctly - otherwise your drawing skills are rustier than expected; and only your side is elaborated in detail, whereas your brother’s side is almost just a volume model with the roughest layout (?)

Where do you actually want to move in, downstairs or upstairs?

Phew, it's all quite convoluted and not large, yet there is a lot of empty space/hallway in the middle of the ground floor apartment that cannot be used.

As far as I know, controlled residential ventilation units are not so large that they need their own room.

What is the situation on site? Is there even demand for such small apartments?
Why actually a duplex and not simply a multi-family house with a shared entrance and stairwell?
Have you really thought carefully about whether you want to live together with tenants in your own property? Especially ones above you who practically stomp on your head?

That is exactly how it is intended and drawn. Actually, there is already a bit of floor plan design for the left side. But it is also a bit convoluted and not yet "mature."

By the way, I am moving in on the bottom right.

P.S. Draftsman for civil and road construction.. nothing structural engineering - nothing timber construction

Small town in steady growth in Münsterland. Almost no apartments available in any size. A multi-family house with a shared staircase is ruled out due to the width of the plot. Also, only 2 residential units per plot are allowed (the two plots together are only about 646m² in size). Well, nobody can guarantee that the tenant thing will work out, so far I have had few to no problems with my tenants (old house is partially rented out).

Would install either a shower or a bathtub in the bathroom.
Laundry in a built-in cupboard.
Install a folding or sliding door in the bedroom. This avoids collisions with the bed and the wardrobe can be a bit larger.

The table is drawn slightly too small for you and the L sofa is too big for the room.

Possibly dispense with the side entrance and enter the apartment from the terrace.
