Hello everyone,

we reserved a plot 8 weeks ago and started with the floor plan design. For a few days now, we have found a first draft that generally suits us. Not everything is exactly as we imagine, but I think we are on the right track.

Here is the questionnaire:

Development plan/restrictions
Size of the plot: 819m²
Slope no
Floor space index 0.4 (allowable exceedance 25 out of 100) so 0.5? -> This only applies to ancillary buildings, right?
Gross floor area ratio 0.6
2 full floors

Building window, building line and boundary: approx. 13m x 25m (enough space to the southeast), see also illustration
Garage distance to the street at least 5m

Roof shape: gable, hipped roof

Builders’ requirements
We would like a large bungalow and a hipped roof as the roof shape. So it fits the development plan. We are planning without a basement but want to have a storage room on the plot and the roof structure should allow for later expansion. The roof area should serve as a storage room and later also as a playroom for the children. (Storing Carrera track, foosball table, etc.) We are 4 persons: Child1 6 months, Child2 2.5 years, my wife (35) and me (37). Family planning is complete. One of the rooms must be used as an office since I work from home. Also, I share the office with my wife, so it can be a bit larger. A single-storey construction and adequately sized rooms are important to us.

Space requirements: approx. 140sqm without traffic areas and utility room; (more like 175sqm)
Office: family use and home office
1 time guests per year, so no guest room
open architecture
open kitchen and cooking island
Number of dining seats 4 (one dining area)
No fireplace!
Terrace yes!
Double garage and later 1 to 2 parking spaces

Who is the planner:
-Planner of a construction company

What do you especially like? Beautiful living/dining area with kitchen and transition to the terrace.
What do you not like? Why? Entrance hall / traffic area very large. However, it should be even larger if you want a staircase to the roof in the entrance or rear area in front of the children’s room.
Price estimate according to planner: €216,000
Personal price limit for the house, incl. equipment: €260,000
Preferred heating technology: Geothermal heat pump

If you have to do without, which details/expansions
-you can do without: possibility of expansion in the roof. smaller bedroom would be okay
-you cannot do without: the rest

Why did the design become what it is now?
Design from the planner after several design attempts and adjustments

What is the most important/fundamental question about the floor plan summarized in 130 characters?
Are there perhaps other floor plans that meet our needs? (Alternatives) Is there enough space in the bathroom for a walk-in shower? (Meaning one that you could enter with a wheelchair) Is the office too narrow? 3.11x6.59m If you want to convert the attic, where could a staircase be placed? Currently, the design has a floor plan of 13m x 16.7m. If you extend it to 13m x 17.7m, would that spoil the look in your opinion? In my opinion, it would then look very stretched backwards.

A bulk pack of boxes does not make a floor plan. The living room is located in Siberia when viewed from the entrance. A north orientation of the floor plan and site plan would be helpful.

I like the boxes. That means square or rectangular rooms without slants and angles.

Phew. I seriously doubt the house price. 216,000€ for 175sqm... that's about 1235€/sqm... and that's when you usually calculate 2000€/sqm for an average standard house. Plus additional costs. Pure house price for an Energy Saving Ordinance house. And we are dealing with a somewhat more expensive segment of a bungalow house. 1600€/sqm would be a nice dumping price. And I honestly wonder which GU offers these chain measurements, where the windows are measured and not the rooms. That usually happens to laymen when they do not properly master the software and just apply the chain measurement without logic.


No, it doesn’t fit. A bungalow is single-story. However, you are allowed both.

Before I write anything freehand, first some answers

The thing with the closed and long hallway: that is not open.

Where do you think those should go? On the terrace?

Sure! Thousands. And most of them probably more thought through with shorter traffic routes, rectangular children’s rooms, and a living as well as private zone.

If you want to plan barrier-free, it is not enough to just be able to roll into the shower. The toilet and washbasin also need space. Just like between bed and wardrobe, as well as the doors. That has to be planned, which also costs more.

It is very long, yes. You can live with that, but well-planned is something else. The dining area can well do with that space.

A staircase or its positioning should be planned from the start. In this design, I see no space.

Why should one make it bigger?

You have 3! rooms plus hallway that don’t have the rectangular shape. The reason has already been given by : the rooms apparently are lined up without a plan, and somehow the last nook still needs to provide access to 3 rooms. I see it the same way.

It’s great that you like the design. Personally, I would be bothered that the entrance and driveway are planned where you’d actually like to sit in the evening. In the afternoon until evening, the sun is more in the SW and West. You’d actually want to enjoy your evening there. For that, there is also no outdoor access from the kitchen to a terrace. Unfortunately, the kitchen is not ergonomically designed. The housewife or -man has to do a lot of steps while cooking. Also, one can/cannot see the kitchen directly from the sofa. That mostly only has disadvantages. There is no separation of private rooms here. Everything is mixed. A staircase could only be generated here in the storage room area, but then only a space-saving staircase.

Basically, I would park the driveway and the car on the east side. More floor-to-ceiling windows for exit to the garden and daylight as well as more spatial freedom and integration into nature. What is a bungalow for? Then install a fixed staircase right away. Then the AB can be relocated upstairs immediately. Zone the house into everyday areas and private rooms. This results in a short hallway. This one central.

You have to tell the GU your wishes for barrier-free planning and staircase. And he should plan something smaller for you with at least about 10sqm less hallway, which then won’t surprise you negatively in terms of price.
