Floor plan design and orientation of urban villa, 2 residential units

Hello,

I want to build a city villa with 2 residential units with Dennert.
Construction is planned in Neustadt, district Marburg Biedenkopf, Flur 20, plot 16/2.
You can check it out in the geodata for Hessen. The plot would be split almost half and half. Which half we will use ourselves is not yet decided. The other half will be taken by the younger sister.
I’m not quite sure how to position the house so that, for example, a balcony can be used above the garage, possibly facing south-southwest.
Could you possibly help me with that?

The plot is listed on Immobilienscout24 Scout-ID: 70642775 (just enter the Scout ID on Google).

I know that without a development plan it’s not much use but the plot has not been purchased yet. See my created question in Bauland, Verträge, Baurechttipps.

The neighboring development is set back 3 meters from the plot, however, there is an old house directly on the property boundary. Therefore, I would suggest to plan everything with a building field starting 3m from the property boundary.

Preferred heating technology: air-to-water heat pump eligible for Bafa subsidy with ventilation system and photovoltaic with storage

If you have to give up, on which details/extensions
- you can do without: If it doesn’t make sense KfW 40+, balcony over garage, garage if necessary, sanitary objects possibly procured by ourselves
- you cannot do without:

Why is the design as it is now? For example
What makes it particularly good or bad in your eyes? Discussed with parents and sister what they want

What is the most important/basic question about the floor plan summarized in 130 characters?

Whether it is feasible as it is and whether the location on the plot is okay. Also suggestions for improvement and possibly, since I can’t do it, to save the floor plan properly in a file, not Paint (sorry, I’m too dumb for that).

It would be great if someone here could help me!

The proposed division of the property doesn’t tell me much; I can’t tell where the neighbors are and where a street is. If a neighboring house is directly on the boundary, I would expect a setback agreement, i.e., the previous owner will have recorded the burden in his land register to maintain 6 meters distance between two houses on his side alone. I wouldn’t commit to a building material yet. I don’t quite understand the project: You show a two-family house the size of a single-family villa and mention a sister living there and another sister on the other half of the property. Where do you fit into this scenario? The notes on the property references are almost commendable – but I don’t have time to follow up on them.

Ah ok, there is a street under the property (more like an alley) and a street to the left. I thought I was not allowed to post links, hence the explanation. There is no neighboring house in the immediate vicinity of the property.

I am planning for my parents and the older sister. The younger sister is getting the other half of the property. There is nothing for me. I already built 8 years ago.

That is correct - but we give free tips here, there is no time to go look for the properties. Screenshots of cadastral maps or aerial images would be more helpful. Uh, I didn't really read any planning experience from the floor plans :-("

A drawing with measurements, matching the text, would be helpful. I only see rectangles.., and yes, they are supposed to be rooms. But I really don't know what to make of it. Color the existing trees with a green colored pencil, the street in gray, and add a few lines with measurements for the property. And don’t forget north.
