Good evening everyone,
My girlfriend and I have reserved a plot of land in Sachsen-Anhalt (P38a --> see attachment Grundstück_P38a_001) with an almost north-south orientation and a size of 873 sqm (we could withdraw from the plot). The plot is tied to a developer. The start is planned for Q3/2021. We have been thinking about wishes and how our house should look for about 6 months. We have looked at some floor plans from friends and received various floor plans from house building companies. From this, our first draft was created with regard to the plot. The developer created the first drafts based on sketches and wishes from us. We are in the first planning stage to receive an offer for the realization of the entire project.
We have also already had an appointment with a financial advisor to get an overview of different financing models and to talk about our budget of €500,000.
Now to our house. We will have neighbors to the west and south. The plot has a size of 25 m (width west-east) x 35 m (length north-south). The plot has an almost north-south orientation. The building envelope on the plot has the dimensions 17 m x 22 m. A 3 m distance to the street must be maintained. We are allowed to build the garage on the property line to the neighbor. That is why we have also arranged the garage there so as not to "lose" any space. However, due to our floor plan and the arrangement of the garage, we could not create a direct connection between the utility room and the garage. We would like to build a city villa.
We are grateful for any hints and suggestions. We have concerns about the staircase and the two hallways. We would also like to integrate a pantry into the kitchen and reconsider the position of the fireplace. Furthermore, we are uncertain about the arrangement of the windows and whether the house will be too dark.

Number of floors: 2 --> maximum ridge height 9.6 m allowed
Roof type: Hipped roof. Any roof form is allowed. For a flat roof, it must be greened.
Style: We prefer a city villa. But everything is allowed in the development area
Orientation: Almost north-south
Maximum heights/limits: --> maximum ridge height 9.6 m allowed
Other requirements: The garage must be greened and a tree must be planted at the street to the north.

Style, roof type, building type: City villa with hipped roof and attic, usable as storage

Number of people, age: 2 adults (32 and 27), 2 children planned
House size: approx. 150-165 sqm

UF: 2 children's rooms, 1 guest room, 1 bathroom and 1 master bedroom.
Office: Family use or home office?: For guests
Number of guest stays per year: Occasionally
Open or closed architecture: Closed
Conservative or modern construction style: Conservative
Open kitchen, cooking island: The kitchen should be separable from the living-dining area with sliding doors. We are still unsure about the cooking island.
Number of dining seats: 8
Fireplace: Yes. We are not yet satisfied with the position. Our wish is that the fireplace comes next to the door to the living-dining area.
Music/stereo wall: No
Balcony, roof terrace: No
Garage, carport: Double garage, brick-built

Other wishes/particularities/daily routine, also reasons why this or that should or should not be:
We separated the garage from the house because we think it would otherwise be too dark in the living-dining area.
We wanted the kitchen in the east because the sun shines there early in the morning.

- Architect: No
- Do-it-yourself: YES
What do you like especially? Why?: Living area and window front there. Because this is to be our center of life.
What do you not like? Why?:
- Fireplace arrangement, because it partitions the living-dining area so much.
- Hallway and staircase situation. We are not quite sure if it works as arranged.
- Lighting conditions. We do not know if the arrangement is bright.
Price estimate according to architect/planner: Not yet available
Personal price limit for the house, incl. equipment: €500,000 incl. land
Preferred heating technology: Geothermal energy with drilling.
If you have to forego, which details/extensions
- can you forego: Sliding door in the living-dining area.
- cannot forego: Double garage, guest room, large living-dining area, shower on the ground floor
Why did the design turn out as it is now?
For example:

What is the most important/basic question about the floor plan summarized in 130 characters?
Please give suggestions for the floor plan. How can we better solve the situation with the staircase and the two hallways? Arrangement of fireplace and size of pantry. What works well in the floor plan? What does not?
ViPlan_20201210_auf_Grundstück_002 shows the view of the plot. The ground floor is still shown there. However, the wrong ground floor was planned there. That was too large for us.
