We built with a flat roof last year and also planted it externally. So far, there is hardly any visible growth. My neighbor (semi-detached house), on the other hand, already has very strong vegetation. While I only have to go up once a year, he definitely goes up twice. Of course, the workmanship and the company doing it are always important. What I would recommend to you is to look at and photograph the materials. Then check on the material company's website whether the correct insulation or bitumen membranes are used, e.g., root-resistant membranes. This is obvious in my opinion if you know the roof will be planted. However, I also took photos of everything and repeatedly took pictures of the spots during the construction phase. Get a personal impression of the company doing your roof and ask for references, etc. Our next step is now to put photovoltaic panels on the roof.... Nowadays, the materials have also become much better than back in the 60s. However, I am always aware, and you should be too, that a flat roof always requires repairs earlier than other roofs. So it's worth putting aside a few extra bucks.
