Hello everyone,

here in the forum, Warden is often used as a standard value of 2,000 EUR per sqm in construction costs.

How is the size calculated? What is included in it?
Is it really only the empty house, meaning no heating, no kitchen, no bathrooms, no floors etc., or are we talking about a complete project, meaning a complete house with heating, kitchen, bathrooms, floors? What about additional construction costs like utilities, notary, outdoor facilities, and so on...

Apart from the kitchen furniture, everything should be included, but it certainly also depends on the region where you want to build. Due to the applicable standards and laws, less is now difficult. We paid around €1700 per m².. "turnkey". We did the wall and floor coverings ourselves as well as part of the network cables (don't like WLAN). In the end, it was about €1800 per m² of living space until completion.

When you look at a floor plan:
- Without stairs
- Under sloping ceilings, they say it's 50%

Here is an example calculation:
150sqm * 2k€ = 300k€
+40k incidental construction costs (you can search here what is included in this)
+20k ceiling + floors
+20k outdoor facilities
+ 5% buffer or 20k buffer

= 150sqm house without basement, without garage, without furniture, without kitchen but move-in ready = 400k€

Of course, some say "it can be done cheaper". I say these are currently good values. Others say "buffer at least 10%" etc.

I can only confirm that. Although, as in real life, it can also be less or more. The 40k€ incidental construction costs depend very much on civil engineering, drainage, etc. The 20k€ outdoor facilities apply to a straight plot. For me, that does not include a garage or carport. The details and differences are of course provided by your plot and your standard.

The 2k€ per sqm already includes underfloor heating, controlled residential ventilation, air-water heat pump, triple glazing, some floor-to-ceiling windows, etc.

So more than general contractor standard. But here some positions also blur a bit. We have a large lift-and-slide door and external blinds on the ground floor, but the bathrooms are Kaldewei built-in without tiled shower or rain shower.

Thank you very much, that also confirms my calculation. I just quickly looked up Kaldewei online and I quite like it, I had never seen it before. How do they compare price-wise and quality-wise to Villeroy & Boch?

Not much is happening there. Ceramic is ceramic. Increasing by 100-200€ now for 2 washbasins is not the cost driver.
By the way, I meant surface-mounted fittings with us, not concealed fittings.
