Don't worry about that.
However, the question arises as to why you didn't do everything using the option with the TA loan and put all your effort into getting the building society contract allocated. That also means to eliminate the building society contracts except for the one with the employer’s subsidy (VWL).
Oh, and your interest compensates for the closing fees...

I can explain that to you too... Because it wasn't possible... Otherwise I would have gladly done it We were only allowed to finance a certain percentage this way (requirement of the bank or building society) and of course I exploited that as much as possible

Okay,

then just 2 more questions,
if I add up your "components," I only get 320k total costs (1.,2.,5.). Did you omit 30k equity or where is the rest to reach your total of 350k?

If you only pay the BS loan €500/month for the first 3.5 years, €860/month is not enough to be done after another 4.5 years. You have to increase it back to €1100.

If you simply leave out 2 building blocks in your addition, namely 3. and 4., then it’s clear what is missing. That’s even more than 30k. I don’t even know if I need to justify myself here any longer, since I’ve already laid my cards on the table more than anyone else. The 100K also include two other full home savings contracts that have nothing to do with the two from points 3 and 4, I might have to add.

It could also be 18.5 or 19 years, I have to check again because everything has shifted slightly due to the different withdrawals of the amounts from the construction phases... but the nice thing is that I have no interest rate risk anymore after 10 years (apart from the 5400 euros) because everything is covered by home savings contracts and from then on I can even make as many special repayments as I want, and I could theoretically continue to just pay off the 500€, but that would take too long for me...

My concern was simply to have no more risk and I have achieved that. I understand that everyone’s conditions are different...

To be fair, you should also include the closing fees in the total cost calculation. Also possibly agio on loan disbursement with some BSKs.

Now you are lucky that you still have such old BVS running, which still yield interest.
If you take a building society contract/TA today, it doesn’t exist; or a building society contract as security for a possible RS.

Have you by any chance ever calculated the total effective interest rate of your €120K building society contract/TA?

Watch out, basically I don't care, but you came here with the claim to raise awareness and do some calculations. At this point, I take a closer look... According to your own statement, with the modules 3./4. you pay off the remaining debt from 2. Therefore, they are rather unsuitable to cover the total costs of (63+267+19= 349). Somewhere 29k is missing... And your installments still don't add up.

But maybe people should be made aware by your example not to build the financing too "complicated" in order not to lose track themselves.

I have now lost interest as well, so good luck going forward. The conditions are definitely fantastic.
