Financing without prepayment options due to annuity loan

It is true that quite a lot has gone wrong (and still is) and I am sure that some advice (in hindsight) regarding the risk (Guaranteed amount vs. surplus participation) was poor.

But three things must still be taken into account (also in retrospect) when evaluating.

1) The contracts clearly state what can happen (guaranteed amount).
2) Such structures have easily saved around 40,000 euros on financing over 200,000 euros (plus 200,000 interest) (if the expected value occurs).
3) Including "free" risk life insurance.

If everything had gone as planned initially, no one would have said anything. If it had gone better, no one would have said anything and just pocketed the profit.

Now in such a case, presumably about 60-80 THOUSAND euros are missing and these things are falling apart because of the financial-real estate-banks-states crisis that nobody had seen coming.

If these 40 THOUSAND euros "savings" had been saved elsewhere, there would still be about 20-40 THOUSAND euros of residual debt somewhere. That’s why no real estate ownership is shaking. Especially not at today’s interest rates (has to have an advantage). But the savings were presumably consumed. Probably no one complains about that either.

Sounds terribly unemotional again, but one has to stay factual. Emotions don’t get you anywhere here.

For me, a repayment simply belongs in. There are always situations in life where you can "put in" something.
