oh yes, and unfortunately we don't have the house yet. We made an offer to buy but will probably only hear back next week. And one of the interested parties apparently also knows the seller and might therefore get the contract sooner. Annoying nail-biting situation. Regards

Honestly, I can't comment on the roof. If you have already experienced it yourself and it was tolerable, then that's fine. When it comes to the electrical work and bathrooms, however, I am quite certain that these tasks restrict the quality of life in the house so much that you can no longer really speak of living there. Well planned, it doesn’t take forever either. What’s the point of moving in a few weeks earlier if you then get annoyed every day about the nasty washbasin or the old switches, missing sockets, missing network. Regarding the nerve-wracking situation, I’m keeping my fingers crossed for you, but don’t forget: the next house will surely come, even if right now you can’t believe it and desperately want to get this one.

So seriously: 1. walk through the house with the advisor before purchase. Then create a renovation plan. If it’s not about the costs, definitely finish all planned work before moving in. Otherwise, after two years you’ll be living on a small construction site again. Electrical and plumbing work are maximally invasive and almost incompatible with simultaneous living. There is an incredible amount of dirt and the walls have to be redone. A bathroom can also be done later. But even there, electrical and plumbing work is redone with corresponding "damage" to tiles and walls. Roof, OK, I don’t know from experience. Personally, I plan to do all the dirty work before moving in. Own work is also factored in. But make sure you can really do it (in the time). For example, for me, insulating the upper floor ceiling is child’s play, since it won’t be walkable afterwards.

Quick question about the heating. Are the 35k€ for the heating an estimate from you or a concrete offer?
