The problem is the cheap plot of land. The banks offer such a poor interest rate because the location is so unattractive. The default risk is to be rated as very high. A resale of the house for the construction price is almost out of the question.

That may be true, the next larger city in the region is 8km away and has 46,000 inhabitants. However, prices there start at €70 per sqm. And our plot would have 2000 sqm and, as mentioned, costs only €35,000 in the village.

So if you really want to finance 100%, the conditions are not optimal. Dr. Klein or accedo offer 2.14% effective on paper. I can't say for sure if the weak situation will lead to a devaluation, maybe you should make another appointment with one of them.

We want to finance the entire amount except for notary fees etc., 3500€.

I don't understand the 3.5K. What costs exactly? In other words, is that a 100% or even higher financing?

How much equity is available?

And where does the building savings contract come from? From the broker? Taken out by yourself?
