With €250k you can't even get a plot of land from us anymore.
Survey the market to see if there are any plots of land / properties available with you and at what price they are traded.

and If I interpret the words correctly, it was about buying a house and not building one. That could also make the 10% incidental purchase costs correct, provided the real estate transfer tax rate and broker commission are low.

That's right. But even with existing properties, you usually still invest money. Almost nobody buys and moves in immediately, especially if the property is more than a few years old.

Just a few words as a banker:

Yes, with the income and equity you will – provided the other conditions like credit check, preferably a permanent employment contract, income/expense situation fit (but given the saved equity it looks good) – get construction financing.

As previous speakers already mentioned, it ultimately depends heavily on what you want. New build? Old building + renovation? Very important: WHERE in Germany it should be – the price differences within Germany are too large to say anything generally valid here about what such a project costs.

Furthermore, a good rule of thumb has already been mentioned, which I would like to pick up on: you should not spend more than 30% of your net income on cold construction financing expenses (i.e. construction financing installment without additional costs). And that should be based on your FUTURE net income (parental leave etc.), not your current one.

If you then notice it gets tight, a nice condominium, which is often available for significantly less money, could also be a good alternative.

Due to the current interest rate situation, I would like to give you some tips: depending on how security-oriented you are, choose the longest possible fixed interest periods, even if these cost a few tenths of a percentage point more. And compare the conditions of several banks or go directly to one or more financial brokers (Interhyp, Dr. Klein, Hüttig & Rompf, ...). Especially through a good financial broker you often get better conditions than if you go directly to a bank. And then it is always up to you to take the broker’s or the external bank’s offer to your own house bank, if you have grown fond of it, to get a competitive counteroffer there.

Thank you for the numerous responses

1. We live in Lower Saxony, where prices are still okay. For about 250k, you can still buy decent houses.
2. We don't want to build, but to buy.
3. We have already created a household budget. Current warm rent is about 450€. And about 1500€ for everything else. We are currently saving 1500€, from June it will even be more. Additionally, I have 14 salaries and she has 13 salaries, meaning bonuses as well.
Both have permanent contracts.
4. My question is, what interest rate could we expect? Below 2% for a 15-20 year term or significantly more? We would like to repay at 2-3% and of course agree on special repayments.
5. How can you best secure the low interest rates?

Oh yes, we have no other loans or financing running and no negative Schufa entries or anything similar.
