We have now probably decided on a third type of fruit, the version of the Münchener Hypothekenbank (via Interhyp) with 30 years full repayment:

Financing offer: 1st loan: KfW (energy-efficient building, 153)
* 50,000 EUR
* effective annual interest rate: 1.26%
* fixed interest rate period: 10 years
* installment: 171.36 EUR/month

2nd loan part: bank loan:
* 300,000 EUR
* nominal interest rate: 2.59%
* repayment rate: 2.34%
* effective annual interest rate: 2.64%
* fixed interest rate period: 30 years
* installment: 1,235 EUR/month
* special repayment: yes
* no commitment interest for 12 months
* repayment rate adjustment: free 3 times possible
* payout of the paid special repayment contributions
This version appeals to us the most so far because it seems flexible on the one hand and on the other has a long fixed interest rate period – which is important to us at the moment.

May I ask you once again for your feedback? I think the interest rates look pretty good at first glance.

Absolutely great decision! We also have a full repayment loan with special repayment rights (another provider). This way you have an interest rate guarantee & the ability to repay early on your own (thanks to special repayment).

Hi, sounds promising at first glance! Quick question about the adjustment of the repayment rate: 3 times free of charge over the entire term or per year?

Guaranteed over the entire term. No AI would put up with 3 times per year. Why should it? Anyone who has to change their repayment rate three times a year has probably done something drastically wrong...
