Yes, besides the BHZ, there are a few points that we want (have) to do differently after longer consideration. No BHZ, special repayment, adjustment of the repayment rate, and the "obligation" to have to do the follow-up financing of 100k with the bank cause us doubts.
The most important point is actually the installment amount. We have a second offer that comes a little closer to our situation. The sum is also higher here because we still have the non-withdrawal of the loan amount of 20k.
Financing offer:
1. Component: Bank loan:
* 300,000 EUR
* Repayment: 2.5%
* Effective annual interest rate: 2.38%
* Fixed interest period: 20 years
* Rate: 1,212 EUR/month
* Special repayment: 1x annually up to 15k
* Adjustment of repayment rate: 2x included
* Interest-free provision period: 12 months, thereafter 0.25%
2. Loan: KFW (energy-efficient building, 153)
* 50,000 EUR
* Effective annual interest rate: 1.26%
* Fixed interest period: 10 years
* Rate: 171.36 EUR/month
Total: 1,383 EUR
Outstanding debt: 123k
What is interesting for us here is that, in addition to the slightly lower rate, we can save additional money and (for example) pay it into my home savings contract – but we do not have to if our situation changes. The term of loan 1 is of course longer by 20 years, but after the expiration of the KFW loan, it could possibly be increased or shortened by lump-sum payments. Especially good here are the BHZ and the adjustment of the repayment rate; however, the effective interest rate is of course higher...
So these are my thoughts so far... the offer is a first "shot" from Interhyp. Possible splits will then be considered, although I have not yet fully understood the purpose of a split...
