Isn't it usual to be allowed to adjust 10% once a year? To me, 3 times in 30 years seems very little.

: Are you sure we are talking about the same thing? Are you perhaps referring to an annual special repayment? We are actually discussing the adjustment of the repayment rate here, for example from 1.00% to 2.00%...

Yes, I am talking about adjusting the repayment rate, which I can change free of charge 3 times during the term (between 1%-5%). After that, an adjustment costs, I believe, 80 or 100 EUR. But, as Doc Schnaggls already writes, we don't want to fiddle with the repayment rate annually either.

[Sondertilgung] is possible up to 15,000 EUR per year.

Well, how much are you currently paying off? With 5% you can't take that much off the plate, but the financial circumstances have to allow it. The banks are speculating anyway that you will reduce the repayment rate and not increase it.

The repayment rate is currently 2.35%.
