Questionable what is included in the offer and what is still missing accordingly. And unfortunately, most people do not tell the truth when they say how much their house cost. Partly because they do not know, partly because they do not want to reveal it. I hope it is different with your acquaintances. Small side note: Developer, general contractor, general contractor with overall responsibility are different things with different contract situations and also price certainty.

Okay, so what is realistic then for a 145 sqm house KFW 55, air-water heat pump, central ventilation system, underfloor heating, electric blinds, 9x10m, gable roof as a basement substitute, colored windows, walk-in shower. Guest WC without shower. And above all no clinker! No KNX etc., no bay windows etc.

I will lay the network myself and CAT 7 cable costs nothing + the few sockets. Switch etc. I have ;o)

That is 1655 € per sqm for a minimalist simple house.

If you have an offer, then it is realistic (assuming a binding offer that you only need to sign). The tricky part now is the details in it ("bauseits"), which can only be evaluated with knowledge of the offer and the underlying construction and service description as well as the contract for work (purchase contract in the case of a property developer).

Without an offer, I would have referred to the many relevant threads where this has been thoroughly discussed.

Regarding the house price, I am certainly not an expert, but you should calculate at least 1800 per sqm, unless it is Northern Germany. Then come extras for the electrical work, tile fittings, and sanitary installations: anyone who studies the construction service description will consider whether they want to sit in a small standard tub 170/70 or pay an additional 2000 for a 180/80 with a central drain. Sat dish, entrance platform, and many other small things enhance the house but unfortunately also increase the final bill.
